The return on investment is better, lower taxes and you have that asset to buy more and more. If the housing market drops temporarily, who cares? You have an income because people still need somewhere to live.

  • You had me at the word "cap." I am determined to overcome the cap strategy. The business world has turned into a heartless productivity machine. The best way to get the most out of it is to play the game while you qualify to be a player. But NEVER settle for a the cap. Never.

  • 7:13 "A job has always been a way to sustain myself and pay some rent while I focus on my true job." I've been following TechLead for some time and this is probably the best advice to date. "The standard 9 to 5 is there to help de-risk the situation for you...provide a little stability, make life a little smoother." This is really the key. Nothing wrong with a 9 to 5; it provides some stabile income. But never give it your full attention; corporations have zero loyalty and will not hesitate to lay you off if/when their profits/earnings drop in the next recession. For this reason, your tenure at any corporation is always tenuous and transient. Focus instead on a recurring and stable side business, which has the potential to scale more than any regular salaried job. I'm not hating on corporations; they're just looking out for the company's best interest. But it would be a serious mistake to delude yourself into thinking your 9 to 5 is stable, when in actuality there is significantly more variability and uncertainty in a salaried job.
