Moving the couch was a great idea. 3 things, the sofa no longer is a barrier to the window. You have a view out the window from the sofa instead of looking a an oven an fume hood. Third the new arrangement creates an entry foyer.
Exactly my thoughts. Sofa repositioning immediately has created the fuctional zones in a still open plan concept.
Yeah I like the new layout since it doesn't block the windows.
also with the sofa there you can lounge and watch tv more comfortably
And you can see the TV without getting a cramp in your neck and shoulders.
Yes, I hate having seating that isn’t realistic to how the space will be used. I want the comfortable furniture facing the TV.
Man Airbnbs hidden fees are terrible! If they continue trying to blindside the consumer with these ungodly hidden cleaning fees they're going to push people to use hotels instead. I was about to book a place for the weekend at 108 a night and it was going to cost me around 400 to stay two nights! Insane dude. Hotels aren't dead yet.

No, thats the price it costs to clean up after some of these animals. If people were nice enough to leave a place in reasonable condition then cleaning companies wouldn't charge the hosts so much.
@@Joe-nx7nj if that's the attitude you have about the people you're hosting for you shouldn't be in this business. Have you ever stayed in a real bed and breakfast? The hospitality is unrivaled. Its a genuinely awesome experience with another human being that's there to serve you.
@@donowtube i treat my guests amazing, but yes, some are absolute animals. This isn't abed snd breakfast.... well some are, however, it is someones home. Treat it with respect. Would you leave dirty dishes in a b and b, not pick up after your dog on the lawn, leave smelling bags of trash in the house, contaminate a hot tub, take books, towels? This is why cleaning fees are so high. While most guests are decent there's the few that ruin it for all.
@@devonblaine Yeah, if you're looking for a place to stay Airbnb doesn't show you the total you'll pay per night. If they did the prices on their map would be horrifically high. On top of that hosts want you to do your own dishes, take out the trash, put used laundry in a certain place. If I'm paying a $200 cleaning fee, I shouldn't have to be doing any of that. If you stay at a hotel you moat likely get a complimentary breakfast, room service comes in and makes the bed and puts out fresh folded towels and wipes things down everyday. And for the most part what you see on hotel websites is what you pay. It's honest and upfront advertising. I've used Airbnb for years, traveling throughout Europe, the U.K. and elsewhere. It hasn't always been like this. This deceptive advertising practice is going to hurt them.
Hey Rob Mob! Wanted to quickly clarify: I said we were charging $150-$300 a night. I misspoke. I was charging that rate for Casa Conejo just down the road. I got my tiny houses mixed up. CLASSIC ROB AM I RIGHT? We were charging $250-$475/night and had a few high ticket holiday bookings in the $800+/night arena. The point is: The current owners are making way more money than me lol.
Note the listing only has 8 reviews and a 4.63 star rating. Our place is right nearby and i can honestly say the reason all their upcoming dates are blocked out isnt because it is popular, and those dates are booked, it is because they have been building a pool and doing other upgrades and it won’t be ready until October, they are building a pool because it wasn’t booking period. zero discredit to you or what you made, it's a great house, there is just no actual track record of it actually renting for decent money at any time since you sold it for top dollar which was definitely a good call IMHO. The super high rates they are asking upon reopening are for a pool property and even then it is doubtful they will get them since there are so many pool properties now. So the current owners are just going further in the expense hole doing upgrades while not actually making any money. You were smart for keeping it less tricked out and charging a good rate, as the idea that it will get their inflated asking price even with the pool and other extras is unlikely.

I didn't mean to imply that rob or anyone else isn't smart, but it simply has to be noted that pouring lots of money into a property that isn't doing well at the same time so many other properties are pouring lots of money into properties that aren't doing well is more of a sign of weakness then a sign of strength. I do agree with you about the crashing hard:)

+1 to what Miguel said. It wasn’t booking at all for avanstay’s inflated prices and now they are adding a pool, but the idea that it can stay booked at $800/night is crazy. They are also adding the pool right next to and facing the busiest heavily trafficked road in all of Joshua Tree which is a little insane.
Definitely A ! The sofa defines the living area, and is open to the view out the big picture window, as well as facing the TV for viewing without wringing one's neck 😀
Lesson learned. Don't give in to peer pressure to sell, hold on to revenue generators and push your rate until demand drops off. Good luck on future builds.

That is an amazing story. As a home builder, it is hard to see someone change something you have put your heart & soul into.
Even worse is when you go back to the home you built and the occupants have destroyed the house and yard. That is why I never go back and see my previous homes anymore. :)
I liked “A” because of the lighter colors. You seem very saucy over the changes. Like you said, people have different taste and they added a lot of extras outside. Your work was beautiful.💜
I think the sofa is better by the door instead of against the windows because you get a better view and overall more light coming in. Also having it by the door sections off the living room space creating a rectangle which is more visual appealing. You did a great job with your set up too though!
One of the causes of skyrocketing rent costs is revealed here...corporations buying up more and more homes now with the help of "stockholders"...too bad stockholders and corporations don't care about the consequences - like the HUGE increase in homelessness...
They will feel the consequences when they are forced to sell at half the price they bought it for in a year.
Rob, I can empathsize. In my case, my husband and I SOLD our primary residence at a $500,000 loss in 2018. Buyer (after making some changes to the interior) turned around and sold it for a $2M profit in 2022! As they say, timing is everything.

Not timing, tastes. You are your husband might have had personal touches or things you liked that didn't go in conjunction w the market. (Interest rates being almost 0 also helped w the market SKYROCKETING)
I drove by this property about a month ago and the back yard was leveled and excavated for what must be a pool. The price is goiNG UPPPP.
i like A not because of the way they moved the furniture but actually because of the light colors that make it feel more open

I prefer A (cool design space with white sofa) so that you can see the outside from sofa though B (homey, practical) does give more open space -- both nice. Fence made the space private.

Love the Casa mariposa, I would buy the plans! I think the couch they put in there is too large for the space, but I like the placement - it defines the living room better.

Why did you sell it??!?!!. I always thought that selling it was a mistake. That was a no no for me, even for 700k. The beautiful design of it makes it gold. The fact that somebody is trying to copy your design it's a great thing. Take it as a compliment.

I only stayed at an Airbnb once it was nice however, I was a little pissed that I was charged an additional $150 at the last minute ( sitting in the driveway of the Airbnb with family in tow) before I was given the key code to get into the house.

I like A. with the couch away from the window facing the tv. It defines the space & allows you to enjoy the beautiful view & the entertainment tv with little effort. Showing the view in the pics is smart & I like the leather chairs because it fits the desert landscape better & the chairs allow dust & dirt from the outdoors to pass through to the floor for easy cleaning.
A looks better in the photo. I could imagine your point though about the space-saving aspects of option B. It likely wouldn’t occur to me when booking though.
I like A’s interior design. It feels more inviting to actually watch the TV and relax. Your original feels more like a community hangout for chatter. In a place that small it’s cute and i agree more form fitting, but less like what the space will be used for
I wouldn't read too much into their charges to your charges per night. They have a different level of clientel than yours. I think it was a lesson learned as mentioned previous by others, but don't dwell on the money you "could have made". To me the class stays with the people who envisioned, not to the one's who "re-market" to suit their needs. Plus, why not use use some of their little changes to market some of your newer digs. The door swings both ways. Great stuff!

Yeah dude...just this episode taught me a lesson that name branding and $$ marketing can make a difference in the price point. People ask me why I bought a property near the Ouachita mountains and fixed it up, and I tell them it is your fault, lol. We bought an abandoned farm and so far the main house is fixed up...it sits on a hill overlooking a pasture and creek out int he country, but only 10 minutes from a huge lake, Starbucks, and Chipotle...take your pick. BRRSTR!

"Here"is an update on "Here". You mentioned their properties can get 100% funded in as little as 5 hours. I invested in their last property in Gatlinburg and as I scrambled to register since I forgot to do it ahead of time, I barely made it before 100% funding which was within I think less than an hour.

I think it's awesome that everyone is doing so well on the property you built. By selling your property for $400k profit, your 1031 exchange allowed you to redeploy additional capital faster! Increasing the velocity of your capital will improve your profitability in the long run.

Hello we live in a very lovely high end neighborhood and this couple bought next door and turned the house into a air b and b. The whole neighborhood hates having strangers in the house used like this. Someone new every weekend is disruptive to our quiet place. The city also does not allow this. This business takes away from legitimate hotels. We are actively working to get them out. City will close them down and this business will be fined thousands of dollars. Tell that to your ‘trainees’

"Just list it". Friend or not, your realtor saw the listing as an opportunity to make 10's of thousands in commissions. Once you approve the listing they will do everything they can to close the sale. Essentially, once listed you are compelled to sell if offered full price.

I sold a house I built about 5 years ago too and have regretted it so much since. I can tell you, no realtor is your friend. They are out for the money... that commission..the end. I'm sorry you sold your property. My father law told me..NEVER sell certain property. I think yours was a gold mine. Sorry not trying to rub it in (cause I did something similar). But I hope this video and come of our comments help someone else.
Repeat after me: Never... Sell... Good... Properties... If you're selling to address a need (i.e. free up capital for another project, free up time, reduce stress, etc.), there's always another solution that doesn't involve selling.
I understand, obviously you want to make the most money you can but having lesser priced listings help average people like me book amazing trips. When you find gems like that and then try to book them again a year later and you see they have almost doubled (or more) in price it breaks your heart. I take a vacation every two years because that’s how long it takes me to save and recover from my previous trip. Not everyone can afford $1,200 a night. Saying all that just know Rob you may not have made as much as you could have but you gave a lot of people great memories. Now before anyone goes off on me talking about this is about making money… I completely understand that part. I’m just expressing my POV. ✌🏽

Question! Do you pay yourself a management fee for every one of these STR you start? Or do the returns you get not include your fees? For example, if you pay yourself $1,500/hr and it takes 5 hours a week of work X 9 weeks to launch it, that’s ~ $70k.

I like A because the lighter colored furniture really brightens up the area and like really utilises the light coming in from the windows to make the space brighter. Also the love seat is better placed in front of the TV to reduce neck fatigue and to make it easier for couples to Netflix and chill. I feel that B is perfect for people who are less outgoing that like to read a book in a dimly lit room and A is for more outgoing people that are more likely to Airbnb because it is a more adventurous passtime after all.

I personally think the market is over saturated. I don't mean to discourage. I was going to buy a half acre behind my house to build on last year. ... i decided against it once I tallied everything up. Getting legitimate contractors is also an issue. But if you have the time and money, go for it.
You’re doing great man… And you learned. I’m not gonna say you learned a lesson. You learned how much more money you can be making. And you make money while learning that lesson. So it’s a win-win. Rob did you buy the 47 acres in Warren or Page county? I'm planning to do something similar, and it seems like agritourism is a loophole to allow glamping by right. Both countries allow agritourism. You just have to farm something to make it zoning friendly. Plant some hardwood trees, and in 25 years you might harvest. lol

OH DEAR GOD! So much going on in this video. HOT POCKETS you nailed it. Felt like real commercial. Second I was just inside Rob's mouth. Surprisingly you have fairly perfectly straight chompers! Minty Fresh!! Fodder/Hither/whole ass artichokes - you are the word man!! I collect teapots so I am pissed about the tea kettle too. Couch, well I like to be dead center for watching TV but you are right it closes off the space, like a gate. As a metal head for life, Gibson Les Paul in sunburst gold always! These folks scooping up your design is one more bragging right in the bag. And that you have seen your same house design gives you great bragging rights to throw around when bringing on new investors. Take a bow!! Moral of the story - don't look back unless you are prepared for what you might find. LOL!!
I like what was done to the property, the artichokes just create a livable vibe. It’s all about photography and vision and marketing for airbnb. I’m in Australia and they’re doing the same thing but completely renovating existing houses. Can’t buy anything new here for under 2-3 mill and that would be cheap. Unfortunately I’ve found most hosts can’t compete with those. Firstly finding cleaners, and when you have things like hot tubs, a decent host would empty that out after every use which costs sooo much in Australia with water being so expensive, but they would probably exchange the water once a year!!
Oh no! This was the place I really wanted to visit and now that it's sold and waaay more expensive I never will. Also, prefer the couch facing the TV.

PSA: If you're stuck on disability and living in a dump, this will make you cry. A lot. Especially around the 5 minute mark, for about a minute and a half. Personally, I like the couch position for the view and entry separation but I hate what they did with the bedroom. The hot tub needs to be either sunk or decked in for that kind of money and I would have preferred a cocktail pool rather than a hot tub in the desert; I don't care how cold it gets at night. There is enough seating outside where you don't need to clutter up the driveway as well. There are some things I would keep but ultimately, I preferred your design choices. I loved the Kate Spade teapot! I would have traded my left boob for that. The artichokes I think are there because they're a desert vegetable (fruit?). Not American desert but Sicilian/Mediterranean desert.
A looks better for the following reasons Rob: the couch is facing the tv. more relaxing and lounging that way. the entire windows are exposed and more light coming in the removal of the blinds, more light and actually makes that window design pop. The bedroom upstairs having mixed styles isnt a train smash. its design, like any other form of art, you cant be stuck on rules. the room works(minus that head board :) All in All you did an excellent job on the space as very little was changed inside. the outside thou, they totally did the most.

Just because they are putting those prices out there doesn't mean they are getting that. I suspect they will drop rates significantly close-in and up with an average of around $500 a night.
I like A , the couch facing the tv plus from the couch you can look at the window it’s more relaxing. I understand the opening concept but having the couch on the side and have to turn your head to watched tv doesn’t make since 😅

Artichokes!!! OMG! My husband and I watched a movie in Prime which included a love scene built around artichokes! It was the craziest thing I’ve ever seen. The movie was actually great! Interesting, and horrifyingly familiar, social commentary for a movie from the 60’s. Wish I could remember the name of the movie. Can’t see or think about an artichoke the same.

I like the couch against the window. It makes the room look more spacious. When you sit on the couch you can view the whole room, rather then just the fireplace.
