Niwot means "Left Hand", dang near the entire Clan of Sanders are "lefties". A few weeks back on the drive up, When we got that backdrop shot, I knew this COULD be the place. And like the Realtor was explaining, my thoughts prior to knowing about the Valley was, I bet in the Summertime with those main trees in bloom, and that vista view? It's like sitting in the Creators living room. Happy for ya Coach. Spring/Summer is REALLY beautiful up there. Family nights should be tons of fun. Stars, Smoke, Jokes, and Family. Big Dog lover here, Gunnar is gonna lose his mind....in a good way! 😁 One last thing. Coach learn that History of your property (Mr. Ripmaster was good). And when that Mountain ice thaws and all that fresh water replenishes the Lakes? You and Travis MUST get out there lurking for some of those Monsters (Fish). AT&T spun off Lucent Technologies and I was chosen to install wiring and switching equipment at the IBM Boulder campus which is about 8 miles from Colorado University. An unforgettable experience.

This is a wonderful house and location. It was mentioned how the mountains provide the area's water. As newcomers to the area, you all may have learned by now that the Colorado River is declining at an unsustainable rate and that seven states need to find a way to reduce their water consumption and are arguing among themselves on how to do it. I mention it as something that you all should know about now that you're possibly going to be affected by it.
Everybody concerned will be dead before that becomes an issue to worry about

You can tell the house/lot/views are all beautiful and it’s also very obvious Prime told Neely not to show much of the interior of the home. I'm in Texas, via way of Mississippi, and I've already purchased my tickets for this first game against TCU! I love football; I love sports in general and watch basketball, baseball, football, golf, etc., on television all the time, but this will be the FIRST football game (besides going to high-school games when I was younger, and tail gating at some of the Alcorn games when Air McNair played) that I've ever technically been to. Great area. I lived a little further East from there for about 10 years. Good chances for deer and even possibly a lost elk or too. Skunks and raccoons are possible too. You’ll have a few mosquitos in the summer as well.
