Building a home from scratch that we only needed to use for a few years was not an easy decision but one we are so glad we did. It's taught us so much about what to expect on future projects, allowed us to try new materials but most importantly it's created a comfortable place to call home for the next few years.

  • Me & Mrs Mac just caught up on this over lunch 😁. That's uncanny! Almost exactly what our self-build extension cost - £494 difference. Admittedly you have a whole house and ours was just an extension, but still very interesting - our cost/m2 was £978 (49m2). Looking forward to the fit-out costs. Ours was £16,094.15. 👍

  • well done you Guys , £47,000 is good going , I had Builders tried to charge me £55,000 to £47,000 for a L shape single story rear extension dry shell, not including drainage or fibre roof, I did a self build including PVC windows and French doors , 4 sky lights , full electrics and plumbing , plaster boarding all internal stuff for £40,000

  • Great recap on the many phases of the build which I have watched and referenced while I have been doing a much smaller - garden room/conservatory/greenhouse project. You ask about things that surprised viewers. From experience (!) I would say definitely the ease with which your windows and doors seemed to just slot in! Perfect fit , which is obviously down to great measurement and accurate basic construction. Also you have both got so much done in the time! Looking forward to the next project...but don't rush to get there. Take a breather!

  • And a lovely job you've done of it too. I built my shed/workshop with a similar mindset and it's a great workspace. In winter it's a bit cold but not freezing to the point you don't want to go out there. Hat on, heater on for half an hour, once you get going, it's fine. People thought I was mad, insulating, wrapping with vapour barrier and cladding. I also lined it with osb. It was a project, i enjoyed it. It'll probably see me out. Shame to be moving really, but hey, time moves on. The new owner will enjoy it.

  • It has been amazing to watch this build, even more amazing is the cost. Certainly put others to shame….of course you didn’t add both your time and how much that cost but still compared to caravans or renting my hat to you both. Always good to hear lessons learnt as well

  • Fantastic well done. I am doing a major restoration in Mallorca on a town house. I wish I had thought out the prelims costs. We spent a lot of money on renting accommodation (circa 10k) when in hindsight, i should have bought a tatty camper van, Luton type that would have seen me through the winter, damp , months. The spring and summer obviously were great, I could get by using basic amenities etc. Keep up the great content.

  • Well done to you all! I'm sure there are a select group of "helpers " that need a real shout out of thanks, for the extra helping hand, with kids, or just being there, to help you get to this stage! No mean feat, and you both have a fantastically natural way of complimenting each other in these videos. Would love to know the back story to the plot you chose, the farm, your parents location etc? I've been trying to catch up on your back catalogue of videos, over the last few weeks, having only discovered your channel, and haven't been able to fill in all the gaps! Planning definitely contributed to some disjointed and an incomplete narrative, due I'm sure, to you not knowing if any of what you were doing, would be allowed! A lesson I learned many years ago, unless the stakes are critical, ask for forgiveness, not permission, and you maintain momentum, rather than stilted half plans and compromises! During those planning videos, I just kept thinking, about how planning officers are just busy bureaucratic fools! They achieve little to nothing, are obstructive and destructive in equal measures, and contribute noting positive to a country that needs to build thousands and thousands of houses a month, just to stand still! I hope you submit completely different plans, and my hope would be, they refuse you, and you document the path of appeals, all the way up to the secretary of state, and show the bureaucrats up for their prejudicial condescending, megalomaniac civil servants, everyone knows them to be! Really enjoying the videos, so keep it up! Keep the faith and keep right on! 😂

  • lol, the amount you've spent on that I've spent on my 70m2 garage/car port. Sadly given it's size we had building control involved and thus a structural engineer which pushed up the foundation costs dramatically, plus it's all oak framed (mostly 200x200). It'll look amazing once completed but it isn't cheap. Your efforts and approach are both interesting and drive me to achieve more myself :)

  • That fancy extractor fan is very expensive for what it is. I fit a more cost-effective version from b&q and other suppliers have the same unit for £400 It does require two external holes and two two for internal in and out

  • This is how my home was built… in two sections in a fabrication centre. While there is a steel subframe, there are no axles. It was brought to site on trucks and set on concrete pilings, where my existing power, gas, electric, water, and septic were hooked up after it was bolted together. We kept the transport steel and set those lifting frames on the pilings, but the whole lot could have been lifted off and put on a “proper” basement foundation. I’ve done excavations and services for several such installs for other folks out here.

    • That’s really interesting. I definitely think it is a viable option as a family home. Especially when you bear in mind it’s larger than the average m2 Uk home.

    • ​@@dannymurphy1779 My bank would be surprised to hear that. Here, modular houses are treated like any other home, built to the same codes, and the same materials. Just transported as a unit. Aside from the design considerations for transport, it’s just like any other stick-built north american home. With proper upkeep, there’s no reason this (currently 27 years since install) house shouldn’t last indefinitely. Though I admit, I could do with some updated siding.

  • Well done getting it in at that price! My self build annex was £58k all up for half the size! One of our biggest costs was getting services trenched & moled in 😢. Have you dealt with the waste yet?

  • When you said aiming to come in at under £50k at the beginning I estimated £60-70K finished inside and out. All of the little stuff is shockingly expensive when you go from building materials to niceties (as I'm currently finding out 😅)!

    • Did it all minus wiring and boiler. We did have a hand on some days by friends/dad but all DIY, no trades as such.

  • The question is what is it now worth. Most mortgage companies wont lend on such a property and as a mobile unit is it considered a mobile home? I love the idea of doing this but only to live in. Also how easy is it to move if you have to leave a rented site for example?

  • So just to clarify, even tho the building was built as one single construction, because it was on 2 seperate chassis it falls within the regs of it being constructed in 2 halfs? Would that still be the same if you went for 2 x ring beams instead of a platform with wheels?

    • This build is under the caravan act so planning not required if within a residential curtilage, or in our case as a Class A temporary building while we do our barn conversion.

    • Yes Ofcourse. We don’t need planning permission to site a moveable caravan (the cabin falls into this category as it’s on wheels) so that’s was our main reason. Our second reason is we plan to sell it after we’ve built the house as I think we will need the cash and this means we can split it and transport it! 👍

    • No but rarely use our nice lenses as they get battered in action. Plus shoot 4k for bits like this but often that’s OTT for day to day stuff. Maybe when we start big build we will up our game!

    • Impossible to say as it could vary so much. As this particular build is legally a caravan it could be sited within the curtilage of a family home for free or alternatively could be built on a plot worth hundreds of thousands. In our case its a short term dwelling on our land while we build.

  • Amazing work , can you tell us how much came out of your own money? Ie is this all funded by this YT channel? Most people have a day job & don’t have the luxury of taking time off earning money to be able to build this kind of home. It really is an amazing home. I want to do a self build but I’d have to build everything myself outside of a few main contractors like footing , making frame fabrication, sparks & certified boiler work. Materials are so expensive, I think you’ve done an amazing job sourcing & pricing stuff.

    • We built it with the funds from selling our home. Like you say, we were able to dedicate more of our time to the build which was the main benefit. We were probably working on this the equivalent of 3 full days a week. Lots of ways to speed up build, SIPs, composite roofing or wall panels would make it much quicker.
