  • Dividends are a great thing, but they’re only really effective for passive income when you either have somewheres over 20 to 25 thousand shares of a high yielding stock. Meaning you likely need to have a few hundred thousand if not more invested in it. Re-investing dividends back into the same stock certainly does snowball with compound interest, but you only really start seeing it after 20 years of never stopping and likely needing to add additional money of your own with it….so it’ll be time consuming and costly. The way I see it if you have a million dollars at some point, that’d be enough to create a portfolio that would pay you between 50 to 70 thousand in dividend income

    • Like Warren Buffet said, dividends are only good if the business you’re investing into can’t make good use of that capital. So if you’re trying to invest into businesses with actual growth, looking at dividends is a waste of time. Why are you investing into a company if they’re returning capital to you because they think you can make better use if it than they can. There’s only one reason, and it is a place to park your capital to pay you a small return with large established businesses because you aren’t trying to grow your portfolio anymore, but to live off of it. It’s not much different from bond investing.

    • @@chris-pj7rk It's not difficult, but you have to learn and handle. Another thing is that if you can't manage your home, maybe you shouldn't invest on your own. If so, you should hire a CFP to help you diversify your assets to include ETFs/index funds/mutual funds and stocks of companies with consistent cash flows, rather than betting on penny stocks.

One is my place of residence the other 2 properties will give me $80,000per/yr rent . I will have an income stream of $20,000 per yr through my super which gives me total $100,000 a yr to live comfortably . I have no debts ... Stay Motivated!!!

Today, Native American population is 15 million, while the European population, in the Continents of America + Europe, is a staggering 'TWO BILLION'! A shockingly sad truth.     • I agree, some entrepreneurs have a pyramid scheme where you start and you bring in one or two people in and they bring two or three people and so on and so on. It’s never for free. You have to buy a book or kit to learn about the product and then pay a fee to start and make a percentage off what others that are under you make. The information is free, but the sell of a product isn’t. Pyramid Schemes are the absolute worst.

That’s why I have been working with ‘ Corinne Cecilia Heaney ’ and that doesn’t make me daft because in financial dealings one have to be prudent. Most traders enter exit with a quick 10% profit which is not bad in a general opinion but why not aim higher, it doesn’t necessarily mean to be greedy.

  • I'm a Millennial too and currently a rehabbing entrepreneur (getting out of a bold move that left me with a leveraged debt instead of a successful startup!). If there are any youngsters out there reading me right now and in doubt of what to choose: COMPUTER SCIENCE. Not even a question.... biotech, start saving fruit seeds (the next money imho...), get yourself a piece of land where you can start planting trees to hedge for some real food, and learn all about functional programming and deep mathematics (linear algebra and matrices!). I had the luck to read his RDPD book on my first semester of business school, in 2002... and that saved me almost 20 years of taxes and thank G'd I graduated with zero student loan. Great book! Very grateful! Now learning about options and my only regret: I withdrew my private pension account in 2008, during the crash, wanted to go on a journey traveling (30+ countries... awesome!), but I wish I had left at least something there on that account.... so my late 30's advice for the Gen Zs here is dont underestimate the power of compounding income... whatever Robert says is true on the banks printing, yet still... better safe than sorry... keep some % on an investing account. Do what I did. Buy apartments near a city like NYC that you know will be gentrified soon and then re-sell for stupid money because, the median income in that neighborhood will rise. Become classified as an investor so your income is less taxable and defer any income you may have to avoid paging tax on it. You can also become an LLC and create other LLc's to prevent banks and other institutions from coming after your personal assets in the event you get sued. Bang. There you go.

  • My personal takeaways: 1. The key is cash flow: to whom is the cash flowing? 2. The key is not the car itself, the house or the loan. For example, a house can be an asset if you have a tenant who rents it but becomes a liability (short-term) if your tenant leaves (cash flow going out of your pocket straight to the bank if you have a loan; otherwise, cash flowing into your pocket from the tenant and then you pay the bank, with the difference being your profit). 3. Debt can be both positive and negative. As long as you can produce income higher than the payments you have to make to the bank, you are a Winner (more money flowing into your pocket vs. the money leaving your pocket).

  • When you read the book or listen really close to Robert's view of a home as an asset or a liability he is correct, but in his context of what an asset is. To explain, Robert defines an asset similar to how businesses define fixed assets. Fixed assets are those that generate income...a piece of machinery that produces a product, an office building that allows employees to work and produce. So, is a personal home an asset......it isn't when you ask the question "Does it produce income and provide cash inflow. However, taking equity from your home not to consolidate debt, but to purchase assets that do produce a return....does make it an asset by Robert's definition. It's not black and white. I support Robert's point of view and for most people who hear his liability/home theory, they assume he is suggesting to not purchase a home. He never says that.....what he does say is not to consider your home as an asset....essentially it's a place to live, not an investment.

Property is so expensive here and demand for housing is so high that getting a loan is impossible, and all good properties will be claimed by people who already have money to spend. 3. Tenants in Cali may not pay rent and the landlord can do nothing about it without threat of a lawsuit. In this situation, the banks will still target the landlord for payments despite the renter ignoring payments. 4. Without a college degree and a stable job + collateral, no bank will trust you with a loan. I like his idea of investing in finite commodities like Gold and Silver. The problem is the premium. Silver and Gold coins go for around 25% above spot price and bars (which are far less liquid) sell for 4-8% above spot price. And I'm broke. TLDR: The average Joe is not trusted by banks and therefore it is nearly impossible to acquire good debt.

Find a good side hustle.. boost your normal income and turn saving money into a game with your partner.. find a way of making it fun.. Start small..! no harm in thinking big.. but build up to it. I have 13 and it's always something whether repairs, collections, turn overs etc. You can pay someone to do all the work, but you will go broke fast!! Lol. You have to save for new roofs, a/c' s etc etc etc.

  • Just wanted to know few things..for example if I buy a boat/yatch that we rent to others the cash flow is towards our pocket but then comes the service and maintenance which are costly as well. If the markets are not good enough that impacts daily earning group.. market slows down and affordability goes down and with that profit goes down and may lead to cash outflow..are there any solution or a different perception for this? Secondly, I think even to buy a property we have to save money because even if we take loans from banks we have to make the downpayment at least 8-10% and we have to be ready for the instalment turbulence for years until the loan sums up and profit start generating. For example if I buy a property (2BHK) of $5000 and I do a downpayment of say $100 (I’ll talk in ratio proportion) and I rent it at $40 a month and my emi would be $80 a month so I have to pay 40 extra until the loan repayment is full and generated profit. How to fulfil this gap of emi that I’m paying out of my pocket as the cash flow for that time being is outward. Regarding stock markets even if it’s not controlled by us, it gives the current value of the e money anytime compared to saving money in banks in an FD or savings account with 4-5% of interest. After 7 years that amount will be obsolete even with that interest rate however the stock market will keep the value of money more or same if not less if invested for a long time. Is there any other way of looking to it. Open to any suggestions!

  • Apt and insightful video. Let me add that I moved to a relatively low value housing area because of tax from Farragut, TN, to North Dakota. Reduced my spending and adopted a good dieting. Saved 30% of my income and made a down payment for a house, put a few rooms on rent and the rest of the work was done by my FA. I didn’t achieve it faster because it takes time to perfect, I’ve grown a nest egg of over $450k in almost a year, even as the economy worsens; This can only be achieved by setting goals and of course working with the right FA. A lot may disagree on an FA because of their charges but I always say the work of an FA is so underrated and it’s more than just making sure you make profit. As long as you get your profits based on agreements, an experienced FA who’s been in the market for years will not care about Milking you. Considering how the global economic market has slowed, FAs do a hard-high tasked job to protect and offer financial benefits that a regular investor will not know of. For a year and the half now, I’ve invested with a financial company that invests on pharmaceuticals and cannabis stocks to cover up for the slowed growth of their bonds, crypto and sp500 investments.

  • Debt is good debt, if it allows you use it to generate incomes that are bigger than the interest rates/costs. Note that interest rates vary constantly, so you must have a margin big enough to act as a buffer when the interest rates rise (excluding bullet loans etc). When interest rates increase, usually the market explanations of yield for each industry is reset ( for example, why receive 3% in dividends from a risky manufacturing business, when you can get the same 3% from a US bonds). As as result, the purchasing price of multiple asset classes decrease rapidly (stock prices, apartment prices, etc) to match those "revised" yield expectations. Although Kiyosaki business plan sounds bullet proof, it is not nice when your 6500 apartment portfolio financing costs double in a year, and at the same time the NAV of your portfolio decreases by 25%. Being a land lord is an easy business once you get enough capital. Economies of scale /increased negotiating power will have to start to have an impact once you start buying whole apartment buildings. Further, as the customers pay rent, and owner uses that money to pay of the debts, the value of the owners apartment portfolio increases constantly, and that portfolio can be used as collateral to negotiate even better financing deals with the financiers. This will create an never ending loop with wealth being concentrated to the "biggest players with the biggest balls". Understanding debt, yield and risks will help you get to the top way better than working hard at your job. Ofc day job will provide a reliable and a constant stream on income, but it is unlikely to make you rich, unless you are able to generate passive income streams simultaneously.

    • Rents are also inflated by a supply shortage. I call it 'house hoarding' and it's why some of those banks have 2 trillion in assets. Pretty crazy stuff. I had a cool idea that will probably never be actualized. The idea was, the banks and government could get together to have the banks donate to a program that would solve a slew of problems in this country (which would boost the future GDP). The donations would be considered NOL carry-over AND they'd be insured! If a bank goes into the red because of their donation, they get interest-free 'bail out' cash from the gov that they will pay back (as they did before). It's a win-win idea. The banks forgo immediate profits for a much larger and richer customer base down the line, the country sees a lot of problems solved and, with a much beefier GDP, comes more tax money for the government, too. Imagine competent, effficient psychological and drug rehabs, near-zero % homeslessness, empty jail cells, cheaper and better education, etc. C, BAC, WFC and JPM have a combined 8 trillion dollars in assets. These problems are well within their reach to solve, but they're not incentivized to do so.

  • Traditional education is a foundation. Firstly, Its what you build on that foundation that counts. I studied economics (a traditional educational structure of demand and supply) for my first degree. I tell you fir sure that the knowledge came in handy. Maybe what should be done to traditional education is make it more flexible to fit the chnaging trends that comes with time. Secondly, a practical approach is needed now more than ever. Theories alone wont help. Having practical assignments in schools will help. It will help prepare the students ahead of time. Thirdly, teachers may not have supposedly practical experience on tye subject thought. That doesnt make them less competent to teach the course. Every good student should develop a curious mindset that set up on the path of practicality. Lastly, while agree in part with the lady, I'd say from my experience that the best financial lessons are there on the streets. But the knowlegde of the books from the classroom will help to blend the lessons and glean well off them.

    • Yours first house is always a liability. however if you've brought a house and it reduces your monthly outgoings its a reduction in liabilities compared with renting. reducing liabilities is as important as building assets as it allows for more cash flow to be put into building assets.

  • I respect Robert for teaching the new generation on how to deal with money and wealth. *But regards to real estate investing, its a model that is very difficult to start.* You need to have A LOT of money, to start buying houses, and banks just don´t give that kind of money to a regular person. Kiyosaki teaches valuable things, kudos to that, but it is still the "slowlane" approach, getting rich at old age. Too late to really enjoy life, when you are old and sick, if even alive? Not to mention that lots of people start buying houses just for the sake of making money, anyone remembers the housing crash? His strategy is probably one of the culprits for the situation, masses following his ideas. Also its a strategy that wastes lots of earths resources, so not good for our environment. Book I would recommend reading is *Millionare Fastlane by MJ De Marco*. I found his approach better and leaner, also its a more varied approach, not just real estate. Its to build a business, a system or service that can generate significant income quickly, not in 30 years but possibly in 3 or 5! Best

I have a great location to start. Also I was gonna purchase real estate and rent it out for income . I don’t want to ever have to work for my pay check again. I did it for 25 years .   • In other words that’s Business.😑 Loan money, (if bank will let you) or use credit cards (only for those who have higher limits like you do especially at that age when you’re just 25 yrs old) to buy a property and use that property not a place to live in but as a business. “RENTERS” “RENTING” You buy a property & let that property earned money by people renting that property for daily basis or monthly basis. In that way you earned more than what the property cost for monthly payments in the bank, so in the end property will be paid off, you don’t owe money from the bank anymore, you will own the property using the renters money. (Not you’re own money from your salary) The question is where to get a a capital to buy a property? In the bank? Loan? Finance? Use Credit Cards as DP? Not everyone will get approve by the bank.😑 So still have to work hard, save enough money to use as DP in the case if bank will not let you barrow money. Build or rebuild a good credit cause I doubt if there is a bank that will let you loan a huge amount of money if your credit score is poor or bad especially if you don’t earn enough money annually. Alot of Chinese now a days bought condos and that condos is for rent. Any property that they can earn money back just like this rich guy does.

You have to learn the journal entries and correctly structure financial statements, you aint learning that in no hour; I dont care if Jesus Christ himself is showing you the debts and credits. But I digress.

Principle is same: it not an asset if it doesn't positive cash flow..because no matter how you record it....it either makes you positive cash...or Costs you cash. Second tip: don't learn how to be a multi millionaire from someone who isn't one........if you think education is expensive--Try ignorance. The Girl is correct..how can someone teach you what they do not know OR are not applying it themselves.... Want to learn how to invest...go find the largest landlord in your area...and ask to speak for 30 minutes with the decision makers....and ask them...what would you charge me to learn what you do....it is cheaper by far than any MBA. .and way way more productive financially. That is the sort of education you Need to become wealthy.

  • I really enjoy roberts teachings and I’d go as far as to say that it changed my life. I grew up in a family that bought up condos and rented them out so I always had the foundation. I think it’s important though that Robert explains he still pays some taxes. He keeps saying good debt good debt good debt when in reality it’s you go get a condo for example for a decent price. What makes that condo a decent price is a profit at the end of the year. You want to buy a property that pays itself ( the mortgage ) and has a little net income after that. You will still pay taxes on that net income at the end of the year. Robert just had so many properties that the little net income from each property equals to a large net income annually. He still has to pay taxes on that. You could spend all your income on your investment at the end of the year and not pay taxes on it but then you would literally make no income from the property which is pointless. Still a great guy that I watch weekly though never the less. Just wanted to clear up some things that confused me when I followed him as a teen

  • I have a question, on those 6,500 rental properties, do you pay people to manage them? I’ve been looking into real estate investing, specifically renting properties, but my “Poor Dad” told me that it’s bad because tenants always break things, demand they be fixed by the landlord, miss payments or refuse to pay, and produce more trouble than the money is worth. I was just wondering if you could shed some light on this subject for me and give me the “Rich Dad” insight.

    • Have a strong contract with tenants drawn up ,not by a lawyer,do it yourself make em sihn and notorize it then make em pay for damages.
