How to Attract Investors and Use Other People’s Money - Robert Kiyosaki,

2024 ж. 8 Мам.

There are two ways to get rich. One way is to use your own money. The other way is to use other people’s money, or as we call it at Rich Dad, OPM. One (using your own money) provides small-to-modest returns, takes a long time to pan out, and requires some financial intelligence. The other (OPM) provides large-to-infinite returns, creates incredible velocity of money, and requires a high financial intelligence. Today’s guest says that whether you want to purchase real estate, start a business, or create a charitable foundation, anyone can raise money.
Ken McElroy, Rich Dad Advisor on Real Estate and author, says, “Most people believe that they have to come from a rich family, or have the capital raised, and those are just excuses.”
Host Robert Kiyosaki and guest Ken McElroy discuss how to put other people’s money to work for you, and Ken’s tips for raising capital.

  • Buying a stock is easy, but buying the right stock without a time-tested strategy is incredibly hard. Hence what are the best stocks to buy now or put on a watchlist? I’ve been trying to grow my portfolio of $160K for sometime now, my major challenge is not knowing the best entry and exit strategie;s ... I would greatly appreciate any suggestions

    • Investors should be cautious about their exposure and be wary of new buys, especially during inflation. Such high yields in this recession is only possible under the supervision of a professional or trusted advisor.

    • One of the main reasons I have a portfolio coach supervise my daily investment decisions is that their whole skill set is focused on trading long and short at the same time, using profit-oriented strategies and avoiding risk as a hedge against inevitable downtrends. When paired with insider information and analysis, underperformance is exceedingly difficult. Since employing a coach for around two years, the return on investment has topped one million five hundred thousand dollars.

Unethical? yes, but how can you prove it. The NDA you sign aren't worth the paper is written on it. Of course, from what is known, the people at the bank get kick backs and all that. They do the same if they foreclose on a property, they call their friends and they can get it. I wish someone would tell me a way around these situations, because buying a property is great.

Anyways, while Robert Kiyosaki makes it sound so easy peasy to get money, in reality investors are hard to come by. So this attitude of calling everyone lazy for not being able to start investing is a bit harsh, as for a beginner money simply doesn´t flow. Would be nice to actually get some specific ideas of where to persue this abundance of flowing money..

Then you transition into starting a real estate business and from there, gain enough experience to graduate to the commercial level (at that point your income does not matter. Banks and wealth funds lend off deal specifics and your ability to actually get investors with a pocket to put down the 20%).

If they speak to their CPA, they would understand that there are tax benefits from it. And if there be any downpayment, we would pay it using a Line of Credit. If not a Line of Credit then an investor. If there is cashflow after the end of the day, I’d say that’s a successful zero money down asset.

  • And thanks for your remarks about the 401(k). For people who overspend and don’t know enough about investing it’s a good idea maybe that’s 50% of the populace. But it really is the corporations & government garnishing your wages for your “future” to prop up the stock market, and who profits currently - NOT future - are the rich. I think everyone could take 1/3 or 1/2 of their 401(k) out if they have 20 years left to retire and use that money for a small business or a real estate investment instead. Why wait till you’re 62 to enjoy that savings.

  • Building wealth involves developing good habits like regularly putting money away in intervals for solid investments. Financial management is a crucial topic that most tend to shy away from, and ends up haunting them in the near future. Putting our time and effort in activities and investments that will yield a profitable return in the future is what we should be aiming for. Success depends on the actions or steps you take to achieve it. "You're not going to remember those expensive shoes you bought ten years ago, but you will remember every single morning when you look at your bank account that extra 0 in there. I promise, that's going to be way more fun to look at everyday", I pray that anyone who reads this will be successful in life

I think GC might have forgot that new investors don't have the knowledge, experience, or confidence to make it through alot of common problems. I also find it fascinating that GC also started on a single family house but advises different because he had trouble managing it.
