UPDATE: 1369 Londonderry Place SOLD for $26 million (originally asking $55 million in 2019). FYI this property was in bankruptcy although the lender did allow him to have control of it, which is why he was living in it.

You've got to respect Nile's hard work and effort into everything he does. Even though 'The One' was a very controversial development, his drive to perfect everything and uphold high levels of quality is admirable.
But who cares that he did NOT pay for the build? “The one “ went into BK11…how is this admirable? If you cannot build and pay within your means - you are not a good money person…good for him that USA has a way to get out of debt…maybe he should go back to “movie” producing….he could make a movie about his life’s ups and failures. This build becomes a fail when people that built it have to sue to get their money…or on the positive note: the guy that got to purchase it for 353 MILLION less than asking😜🤷🏽♀😎❤❣❤

Surely he doesn't get a mortgage for himself for every house he builds? Remember he has built a lot. Like I said, I don't know which is why I'm asking. Because 'the one' is listed as a business entity in an LLC agreement it means they dont come after Nile's personal assets. Meaning as the one is facing foreclosure Nile can keep living in his huge mansion.

Nile is much more likable when he’s taking his medication. Most truly brilliant people are a little nutty. To his credit, his house is absolutely fantastic. A true masterpiece.
The man definitely knows how to build house, he has a great eye for design, as a Civil Engineer myself I do love design that works like its supposed to, you would be amazed at some of the simplest things that don’t work or just irrelevant due to bad design. Everything in this house has had a lot of thought and attention to detail put into it, it’s great and Nile came across as a decent humble and fun sort of guy in this video. I enjoyed this one.

Damn Nile's house looks so nice. The bamboo trees in the entrance/driveway, the big and open livingroom with the water areas, lower pool area and all the art pieces are all amazing. This feels like a proper home for someone very wealthy. Large and well designed, but not too big either. The One is insanely big and feels more like a resort for the elite than actual home due to the sheer size. Nile's home feels so cozy, even if it's a mansion for a super-rich. Nile is very good at building houses, but seems like he kept the best gem to himself.
Love his houses. Outstanding designs and that art is super fantastic!! I'm obsessed. 💯
It would be interesting to see an interview with Nile where you could ask about his life story, how he got into real estate developing, and so on.
I’ve learnt an important life lesson. Not to judge a book by its cover. I found Nial difficult to watch in the One, but today a real pleasure and such an interesting character. I found his art fascinating and having been to LA a number of times, I have seen one of the anatomically correct giraffe sculptures in a property and was astounded. Today watching Nial and his art I am amazed that one property can have such a great collection of pieces. Shame it’s not a place I can visit as I would fly out in a heartbeat. I think I have seem my dream home, just need to be able to afford it. Humbling and impressive at the same time

This house was sold a month ago for $26mill, not $40mill. Looks like this was recorded earlier and he's moved out already. Its on Zillow, 1369 Londonderry Place, Los Angeles.
Most definitely, there are articles saying that he sold it, along with his other properties to try and salvage The One. But I guess since he defaulted that plan didn’t work. Granted he sold these properties at half the originally listed price.

I genuinely like this house. Nile here is like a different restrained person and this house is way better than The One. With all of the art pieces and color themes and furniture, I like it as a modern homey feel. Very very well thought out.
Many pick on Nile, but the last video(from "the one") you got to remember that he just lost the love of his life and was heartbroken and living under a huge financial stress! Who wouldn't be unbalanced under that kind of circumstances! One thing nobody could ever take away from him is he have created some amazing houses and have the eye for details!

I think the guy genuinely fell in love with his ONE house unexpectedly as he built it. Impossibly to afford I guess but hey - he is doing some very interesting work and its obvious he is good at what he does.
That's exactly correct. He subconsciously didn't want to finish The One and have to sell it. The full story on The One is that it was never sold for the desired price or sold at all because it was never completed. He kept running out of money trying to complete it and asking for ever more loans to finish. This went on for 160 million dollars in loans in multiple rounds from multiple investors, all the while he is living in The One himself and partying in it for almost 10 years. Then pressure is put on him to make the economics work and he starts claiming he can turn The One into a giant theatre or arena type space for epic events for pay per view, which conveniently he will manage.
