How to do an EICR start to finish - Electrical Safety Inspection and Test

I take a run through an EICR (electrical installation condition report) step by step and share some of my methods/experiences in the hope it helps others.

Everyone approaches these differently and no installation is exactly the same.
If you are a homeowner/landlord/tenant then this is roughly what an EICR or electrical safety inspection and test or PIR in old money should look like.

  • Good vidya Mark, having worked away a lot I have spent many a night in a premier inn and thought it would be good testing this cause everything is in the one room, and you just showed me it!! It’s clearly a pre 2004 install going by the colours and the db so there will be a few c3s due to the change in standards. It was fine back in the day. A bit like putting a classic car thru a modern MOT. All the best.

  • If I have just come in to a property, via inheritance but have no records of previous electrical works on the property should I get an EICR or is there something else? Not sure if I want to sell it, rent it or keep it at the moment.

  • Hi I enjoyed your video very informative you certainly work well with a methodical approach. When testing I.R on the socket circuit, i noticed you tested L-PE and N-PE first, and then anticipated a low reading testing between L-N likely due to the presence of the USB. sockets. I know generally it would be impractical/time consuming to link out at the usb sockets to correctly test the IR between L-N. Out of curiosity did you not record a value on the test sheet for IR between live conductors? Testing down each live conductor down to earth was enough in your opinion for the circuit to be satisfactory. Its not a trick question just happy to get your thought on it. Kind regards

    • Covered it in the cert section of the video. I could LIM it or put zero. With explanation in the notes segments of that circuit results. Of course with EICRs we can omit a few tests as it's inspectors call to determine safety for continued use. Lots of ways to skin a cat. Thanks

  • No rcd on light 5 amp sockets

  • Lots of C3 from me on this installation especially considering its a rental 1). Plastic CU (probably not fire rated) 2) No RCBO for bathroom 3). No RCBO for sockets. Looks like ground floor so power could be taken outside 4). Fan isolation switch with no fuse. Could be an FI and check fan manufacturer instructions. 5). DB1 could have a time delayed MCB fitted to give DB2 selectivity. 6). Penatration on rear of cu needs fire sealing 7). Check IP rating of bathroom accessories is a possibly Fi. 8). No SPD type 2 or combined 2+3 Looking forward to the follow episode

    • Some interesting observations, some good spots. Others at play as well and 1 or 2 in the list not applicable. Good input based on the video though. The follow up is recorded should be out in 3 or 4 weeks. Few others in the schedule 1st.

  • C3 for no additional protection 30ma RCD. I’m guessing when the installation was installed it was not a requirement? With the mcb supply this board are you saying it could trip first before the main switch as it has a lower amp rating? Thanks for the video it’s great to see how other people do there stuff 👍

    • No it's rated higher but on short circuit time curves overlap so either could operate. Partial selectivity

  • Interesting video Mark. A few questions. 1). Why no wonderlead test on bathroom.. 2). Was there a previous EICR or Initial Verification cert I will do my coding on another message

    • 1. What are you wander lead testing that wasn't R1R2 tested 🤭 wander leads have a place but on many installs are impractical. This was a demo of a well established method for learners. 2. Yes

    • @sergiofernandez3725 yes mate it was. Also had an R1R2 finding end of line and as discussed Zs test. On an eicr you can take the R2 approach and Zs but this is aimed more at showing the steps taken in testing and how they transpose onto test sheets. No right or wrong way so long as the inspector is happy and contracted agreement of scope of works satisfied. On large installs R2 is out the window so this covers all bases. Shown it loads before anyway.

  • Can’t help thinking we are wasting our time with these EICRs I’m so fed up with having to correct work where the customer has had a satisfactory EICR and the installation has been in a dangerous condition. With false results. In the last case it was obvious the guy who gave the Certificate had just done it from his arm chair without even checking anything at the property . 90% of the metal lights had no earth . Some lights wired in bell wire . No earth bonding the list goes on. It was for a property my customer had just bought. Even my customers solicitor said these things are often not worth the paper they are written on and you won’t get anywhere trying to report it as no one’s interested. What sad times we live in .

    • indeed. Ive made a video covering just that issue. However that is up to clients to find value beyond price and industry to help explain that value more clearly.
