I love Mr Tokunbo Wahab's analysis, he's very good at what he's doing, is about the first person that came to defend APC govrt that really made sense without abusing anybody and even shows some empathy on govrt behalf. This is not about tribes. What most people failed to understand is that people get approval for 10 units but ended up building 20 units. An example of this was the collapsed Ikoyi building tower. It’s a Nigerian thing. Local government officials also have to be blamed.

This commissioner is so sound and knows his stuff. Emotions apart tough decisions must be made. Let the house owners who bought from developers (who built beyond the approved areas) sue the developers. I thought GRV (an architect of MIT) would give more sound options or suggestions on better ways as he says on constructions of the water ways, but he never gave any suggestion despite having this opportunity. It eventually seems GRV was more political while Tokunbo was more concerned about providing solutions to state issues.

2 things can be true at the same time, my brother. 1. Kudos to Lagos for prioritising efficient city planning. It's about time it did. Lagos is a MESS!! 2. BUT the approvals for these 'illegal' structures did not fall from heaven. It might not have been the current government, but at a certain point (military or civilian), approvals were granted. It is interesting (read: insensitive) that in a bid to avoid liability or damages, the state government has avoided admitting its complicity in approving these 'illegal' structures. Good luck to those seeking redress in a court system still budgeted/funded by the state's executive arm.
Who approved the building in the first place. This is the first question to ask. I am sure these properties were not erected in one day. The government should be held accountable. Please put yourself in the owners shoe. So pathetic...

This issues aside. The commissioner has earned my respect. The fact that he came out to have a discussion and not to say do you know who i am? I respect him. What's going on breaks my heart and i hope we find a solution for those that have suffered and have been affected.
This is a healthy debate, the Commissioner did well in explaining what he has done even though I dont agree with all he said but he has given a true account of himself and the govt he serves, this is indeed the beauty of democracy in action. GRV makes very valid points which the commissioner side steps, but with this conversation I am sure the commissioner and the Guber candidate gained some insights. In a GRV govt we can be sure that our Governor will argue hard for us with his appointees and not just accept their plans and reach decisions that will be in the interest of the overall benefit of the majority of law abiding lagosians
The developed countries will not allow illegal structures to be built in the first place, then collect property taxes, and later turn around to demolish those buildings. Neighborhoods that were developed by landlords without any government presence or infrastructure have faced problems with the state governments showing up decades later to enforce building rules. Did the government have any plans for those places? Does the government deliberately hide relevant building information from citizens? Why is it hard for information on all building and land issues to be easily accessible to citizens through a single office in Lagos State? Why does Lagos State not have an online site for any potential land owner to verify the legality of lands before purchase. How come the two civil servants quoted by Commissioner bought land on the right of way, if the laws were so clear? Are there modern ways to run channels that Lagos State government needs to adopt so demolition is not the only option. The government should help people empty affected buildings and provide temporary accommodation before unavoidable demolition. Government should not be found reselling any affected lands/ areas to the wealthy after reclaiming from citizens. God bless Nigeria.

The king and short of it is that the developer is the one that played a fast one on the people. Also the owners of those houses did not do their due diligence. When you want to buy a house you make sure the you do your search at the lands registry. The issue is most of the owners relied on the word of the developers.

Both guests are smart and intelligent with their responses to questions. The govt wants to curb illegality and rascality, and GRV wants a human face to govt actions. I am in support of both views. There must be a middle ground that moderates the impact govt actions will have on the people. I, however, want the govt to also look at its system and address its defective structure. How did these people get approval to build. People somewhere exploited the system to grant those approvals. Fish them out and punish them according to the law to act as deterrence.
They dont have approvals. You dont need approval in Lagos to build. Most houses dont have approval. I saw one for 180 Million yesterday in Ajah for sale and the approval status is still in process but house is for sale already

Stop deceiving yourself. The conversation ended that way because GRV and the Arise team could not make a compelling argument, or rather that the Commissioner defended his position well. GRV, Rufai, and Ayo came to attack. At a point, Rufai even appeared to be upset at GRV because he wanted him to make a baseless point about government buildings just to create an argument., but GRV was not willing to go there.

People aren’t always truthful when they cry out that they weren’t given notices before demolition only to appeal to people’s sympathy and paint the government as wicked people. It is wrong for the interviewers to neglect the efforts claimed to have been made by the commissioner.

Why would you believe that the only reason someone has another view on a matter being discussed is because he is paid. Anyways,I'm from this axis and have more of a stake by virtue of Inheritance and properties owned there. About the landmark beach, 75% of the properties belonging to the group legally wasn't touched. It's just those that extend beyond the land they legally acquired that was rightfully taken down for the greater good of the citizens - in this case, the Coastal highway. Another conversation that's important is that they are several other entities that have been affected by this coastal highway and have had their properties demolished. Why is there no attention on them? Why only Landmark? If you make your findings, you would discover that majority of they are not throwing tribal tantrums because they are all aware that they built beyond what was legally acquired and most importantly, they all knew about the coastal highway long long ago.

The same reasons why politicians there in Nigeria continue to override the short sighted mindset of Nigerians; first have we brain storm to see that the government of Nigeria lack wisdom, the fact that buildings are always demolished in Nigeria shows that the government did not oversee the state well, where were the ministry of environment when people were building, this is total failure on the government, a good father will not allow the children run into fire when he can and have all authority to stop the child, no matter the aftermath approach the father is not wise period.

Total lack of accountability. It's like, We are government and we can do anything we want, anytime we want. Who has been fired for granting permits, for signing off on buildings? NONE. "Stop dumping shits in our lagoons."
The commissioner was extremely articulate, the only place I will fault him is he did not expand on how he planned on sanitising his office of bad actors who circumvent the process in order to line their pockets. As for GRV, he did not proffer a proper/alternative solution. His answers were mainly based on sentiments. I’m glad the commissioner was able to shut down the notion that the demolition was targeted at a particular tribe.

How can you tell Nigerians whose houses are demolished to apply for compensation? They MUST be voluntarily compensated by the Lagos State Government no matter your references to Kenya, Brazil, Global warming and Climate Change.

My brother, many houses are built in Lagos and Nigeria without planning, approval, and inspection. Most of these houses built ignorantly because the land seller knew the story of the land and refused to let the buyers know.
It's beyond just getting approval. If it says on your approval that you should give a setback of 9m to the road but instead the developer leaves only 3m, the govt will be right to demolish the part that overshoots the approved limit. The approval becomes void if you contravene any part of it. Get educated please.

The Commissioner has forgotten that those houses at Mende were sold. Not all of the units belong to Deacon Duro.
Fashola and Ambode government needs to come and say their own, and what their government has done to protect the environment and all this canal-water channeling. And who's in charge of approvals of government land?
My take is a lot of these structures have made city planning very difficult for the state government. They aren't nessecarily sitting on canals or waterways per se but they could be contributing to other problems like traffic congestion, crime, and others. Lagos is largely unplanned, especially the mainland. It's a legacy problem not a recent issue. Even worse, a lot of these structures were sanctioned and approved by the government of the day at the time of construction and development. However, to evade responsibility (because Government is continuous), the Lagos government would rather deflect than admit they approved these structures. Ultimately, admitting complicity would incur some liability and damages which they don't want. Good luck finding redress in court lol. So, here we are.
That's a nice submission. Houses are not built over night, no matter fast you build government agents would have visit your site at least 3 times before completion. Without their approval the wouldn't be completed or else it would be brought down immediately, not waiting for many years or decades before making these kind of drastic decisions
Govt do visits them to stop building but they never stop. And in Governance you just don't demolish like that, a lot of reasons are factored in b4 such actions can be taken, but be rest assured that the wheel of justice may be slow, but one day it will surely grand to a HALT. This is what we are experiencing now. Dubai, Brazil & even Kenya are more prepared & equiped than us, but look at what is happening now, withing 24 hours of flooding, Kenya lost of 250 human beings, women & little children all gone, 250 lives and are still counting. Contracts have been awarded for contractors to continue with the construction of water channels but they can't move to sight bcos people have built on the water ways. We need to be guided to avoid a colossal loss of lives in Lagos, a city with about a 100 million population!.
Why are all these master plans not easily accessible online
You know when you haven't got properties you can stay in the comfort of your room and say whatever you want. It's better for some few houses to go than for a whole city to be submerged by water. Lagos is a coastal city, already over populated, so concerted efforts must be made to prevent flooding that would claim millions of lives, houses & other properties and this can not be achieved when you operates on sentiments. Who are the main owners of the home in the affected areas? Who approved the land for the owners l don't see any consequences of the developers and who sold the land.
The buyer should go to court to sue the developers, not the government.
The commissioner didn't address the part about why these building contraventions were allowed to go on in the first place...
He said so, approval was given for a particular size of land beacon, the developer extended it and that's how it used to be as the case of chief osibona that was given approval for 8 storey building and he went on constructing 21 storey...
I think you need to go back and listen to the video line by line and if you don't understand English ask someone to interpret to you. Even the Blind could see that the Honourable Commissioner really tutored Rufai, Abati, the lady & even GRV himself who claimed to be an Architect but can't give any constructive alternative to what he believe can be done.
Let them go and fix roads on the island like Ojogiwa, Binuyo, Idunmagbo Avenue, Princess, Iga Idunganran, etc. Also endeavour to provide drinking water for them, it's people's right...

Removing illegal structures on water channels, drainages, NNPC pipeline routes, NEPA high tension wire routes, airport safety routes is NOT an ethnic issue. It is for the safety and security of all.
Demolition alone doesn't stop flooding. Flooding is majorly reduced when drainage channels are frequently MAINTAINED. Since 1999, the best govt that maintained drainage channels most was that of BRF. The offshot of what I am saying is also very much related to the quality of WASTE & REFUSE MANAGEMENT in the state. Drainages should experience desilting and removal of debris and refuse that would normally block it. The job of proper and efficient Monitoring, maintenance of drainage channels is best achieved when each LG (is adequately mobilized with funds & equipment) can carry it out. It's a day to day routine activity not a one-off. The huge effect of flooding in Lagos is mainly man-made because of how poor the quality of our WASTE & REFUSE MANAGEMENT system is. On the issue of demolition of so-called ILLEGAL structures, Lagos state is forming that they are awake now and not sleeping anymore. Please they should please stay awake. A working govt through its monitoring & surveillance systems will stop any illegal development or encroachment at the initial stage not when its full blown.
Lagos state governor is carrying out so called VC Shitta Boko Haram leader plan long ago to deal with Igbos in Lagos.

My take is, those developers that has permission to to build 28 units and ended up building 38 units should be arrested and fined to serve as example for others to learn Also the government should make the developers pay back the money of the common man that those extended unit were sold to. The common innocent citizens should not be make to suffer.
