The BRRRR method in real estate, an acronym for Buy, Rehab, Rent, Refinance, Repeat, is a popular investment strategy utilized by savvy real estate investors to build wealth and generate passive income. Here's a breakdown of each step:
Buy: Investors identify properties below market value, typically distressed or undervalued, often through foreclosure auctions, short sales, or direct purchases from motivated sellers.
Rehab: After acquiring the property, investors renovate or rehabilitate it to increase its market value and attract tenants. This phase may involve cosmetic upgrades, repairs, or even extensive renovations depending on the property's condition.
Rent: Once the property is renovated, investors secure reliable tenants to generate rental income. Finding quality tenants is crucial for consistent cash flow and property maintenance.
Refinance: With the property renovated and tenanted, investors seek to refinance the property based on its new appraised value. By refinancing, investors can pull out a portion of their initial investment, often up to 75-80% of the property's value, enabling them to recover their capital for future investments.
Repeat: Investors reinvest the recovered capital into acquiring additional properties and repeat the process. By recycling their initial investment, investors can scale their real estate portfolio rapidly while maximizing returns.

Keep in mind, you need phenominal credit for a good rate on a lot of these loans.
Theres way more to take into account Brett.. is it in a safe location? Is it in a flood zone? How much is insurance? Do your renters have rent insurance? Do you place all of them in a LLC? Do these nurses have high turnover and how long do they remain vacant for? ...

In the early 2000's I wanted to get into real estate, most properties would cashflow $100 a month under normal circumstances. I'm amazed travel nurses will pay more than the already crazy rents out there these days, they should just shack up with a new guy in every town and save all that income.
Cash out refi's generally require a certain amount of income, not necessarily just a tenant paying one's rent.
