Nobody knows entrepreneurship like Sam Zell. The Chicago-based founder/chairman of Equity International has made several fortunes in fields in real estate, energy, and communications. A two-time University of Michigan graduate (BA ’63, JD ’66), Zell is a major benefactor of the university, the Ross School of Business, and particularly its entrepreneurship programs, endowing the Zell Lurie Institute in 1999.
Recently, Scott DeRue, the Edward J. Frey Dean of Michigan Ross, interviewed Zell at a gathering of alumni in the Chicago area. Zell offered thoughts on what drives success, the connection between loyalty and corporate culture, and his most famous miscalculation in business.

  • Between 34:50 and 36:24 Sam Zell doesn't sound too bullish on Commercial real estate especially multi-family. "Every recession has started because of an oversupply of Real Estate. And the amount of multifamily Apartments coming online is the same as 1971 which was an all-time high." " we're likely to see a softening of Commercial Real Estate as Supply impacts overall returns. Makes me think if I should look at other real estate asset classes instead of continuing to invest in income-producing multifamily. what do you guys think?

    • He also said that if you have tenants its okay. If you buy Spec multi family without tenants in bad locations than it gets ugly. Cashflow determents value. If the property doesn't cashflow, than you're property can drop heavy in value in a recession.

    • @@ozzyf3918 Grant buys properties that are in great locations and are all 95% filled. So no Problem. Cashflow determents value. If you have no Tenants and no cashflow, than you're property drops a lot in a recession. But not if you are in a great location with filled tenants

    • @@ozzyf3918 grant would say dont buy speculative Real estate without tenants. He buys only Real Estate that cashflows immediately and that is filled to 95%. if you buy property that doesn't cashflow and the market turns, you gonna suffer. But not Grant, he should be safe

  • Sam Zell led the Tribune Company in 2007 into a poorly thought out plan to buy the company on BILLIONS of borrowed money while newspaper advertising revenues were starting to decline. Tribune employees were told that they could be part of ownership by participating in an Employee Stock Ownership Plan. Tribune was forced into bankruptcy about a year after Zell concocted his takeover plan. Many people got screwed in the wake of this disaster. He and other board members settled YEARS of litigation from stakeholders in 2019 for a meager $200 million. I know people who lost upwards of half a million dollars of their savings to this disaster. Sorry, but Zell does not deserve much praise.

    • One failed deal doesn’t make or break anybody. From what you described he lost money on the deal as well, all of the greatest investors have losses.
