  • I would personally keep the door from the bathroom to the pool because (as a Floridian) it’s never ideal to have to walk inside the house to use the restroom. It is honestly more uncommon to not have a pool door! Maybe update the door to one with a larger window or frosted glass!

  • You might want to update it but leave the door to the bathroom so you don’t have to walk through the house from the pool or hot tub, if you don’t have an outdoor shower. Just a thought 🤷🏼‍♀️

  • I've been an Airbnb host for over eight years and there are a few things you may want to take into consideration. Just because a property's calendar is booked up does not mean it is booked by guests. Airbnb's Covid protocols require that several days be blocked out before and after each guest. It's also wise to block out days to make sure cleaning, mechanical issues, pool chemicals, and any other issues are resolved before other guests show up. You may also want to have some sort of control on how much hot water or just water in general is used. You are in a drought-prone area. If you think you have plumbing/sewer issues now, wait until six or eight people show up and start taking 45-minute showers.

  • Big mistake removing that backyard patio roof cover, 8 months out the year it gets 100 degrees +.... first day in that scorching sun you will say " we need a patio cover ".... rookie flipper mistakes.. investing too much, remodeling a rental house... just give it a paint job and put a for rent sign, move on to the next investment house etc....

    • Yeah I saw the patio removal and immediately thought “Are they going to build a different covered area” because outside in palm springs in the summer... can’t do it without a large outdoor patio. Way to hot! Umbrellas don’t cut it.

  • I really like the reno so far. I hope you guys build some type of awning. I lived in Vegas for years and the heat is comparable to that of Palm Springs and I think you’re going to need some type of awning, outside of the umbrellas. 😊

  • 8 years ago in 2012 when I started investing in stock&bond my Financial advisor/Portfolio manager Hovik Morte suggested I bought some stocks that he knows will yield valuable profits and he also forecasted that these companies will triple their net-worth in a space of 8 years.I did not regret taking he's advice because I've made over 2 million in raw profits over the years.I started with 200k back then.

    • I feel its not just getting into the trade market that's enough, the real question is if you're making profit? Making profit of your capital you would agree is the major factor you began trading the ability to multiply your your capital, but no one ever truly exposes you to the risk behind it and the losses that could occur without proper guidance, issue with newbies is them to trying to execute the tactics and strategies of years in their few trials

  • dunno what flooring you'll choose, but I would go for tiles that look like wood, I have a condo I rent out on airbnb here in Cannes (France) and people puke, or their dogs pee or poop everywhere, my advice no beige carpet!!!!! also there is a tennis tournament in palm spring, make sure to jack the price around it. google BNP Paribas Indian wells tournament.

Shows on TV never talk about the net profit from buying and selling. they completely ignore the realtor fees and makes people think they made a lot of money from buying and selling. Good call on buying in Palm springs cause you can get an amazing mid century fixer upper for still reasonable prices.

Granted I can probably find better deals on Craigslist but that never really goes well… but yes unfortunately everyone’s travel itch from lockdown is doubling the prices from last year. I used to be able to stay in Las Vegas for $700 a month. Now it’s at least $1200. There are run down motels near the stratosphere that are like $560 a month but they’re god awful. They should be condemned. Housing in America is just ridiculous this shit needs to change somehow. Even middle America is getting pricy for no good reason.

  • As someone that lives in the Coachella Valley, you made a great choice. The only downside that happened recently in Palm Springs was the vacation rental policies and recent changes which include Airbnb, however a lot of people who own property or retire have a second home for passive income.   • There are condos in Montebello that are in the $300's. I brought a house in that price range and a a few years it doubled in value so it's definately worth it.

    • They could see it in about 10-15 years if they average $350 a night 25 days a month as long as they put all the money made towards the mortgage. Plus when they sell with the renovations and property values going up they’ll already make a profit alone. My cousin turned her tiny home into an airbnb and paid off the loan in less than two years and now makes around $3k profit a month on it. Well pre covid. She rents it to fellow nurses traveling at a large discount.

  • When you do your earnings updates I'd love for you to also add in all of your costs of the home from purchase, loan/mortgage, renovation costs/loans, and then compare it to your earnings. It would be really cool to follow your journey as you post in the coming years about the project and compare numbers and watch you turn your profit over!

  • I know people say “renting is throwing $$$$ down the drain” or there is no benefit to renting. I disagree. The FREEDOM you have while renting is a huge asset for me. That alone is enough of a driving force to rent.
