nahhh dont believe everrything most of these homes built after harvey. anywhere can flood. that was a once in a 100 year storm and a lot of mistakes made by govt. not impossible by any means but i think you would be ok

Yes. People moving to Houston really need to research this thoroughly. Don’t go with the 100 or 500 yr flood plain…or PAIN talk as I call it. That is not to believed anymore with climate change affecting the world we live in. Ask the current locals living there about recent hard rain to see how it was. Also you can ask people around the shopping areas about it being flood prone. In general Houston is prone to high water …just that some neighborhoods deal with it better.

From Atlanta and have been in HTX for 2 years. All this worry about flooding is crazy. Is floods in Atlanta, Atlanta has tornado's, thunder storms, ice storms, traffic worse than Houston, crime, I could go on and people still move there everyday. Live where YOU want to live! Every place you live has elements that you have to deal with. Personally, I would not want to live somewhere with a long winter, snow, brash personalities, etc. but there are people who don't mind blizzards every year and good for them. If you are that concerned about flooding just have a SOLID plan in place, just as you should for any natural disater.
I feel you but you wasn’t here for Harvey so that’s where the concern because Houston sits below sea level so far we have been fine no hurricanes or flood, and I do prefer living here than Atlanta by all means simply because of how big Houston is, and the diversity
@@lyricssong7151 My point exactly, you live where you want to live. Harvey was a once in a life time event. Floods happen. I was surprised to hear that Philly floods too. Back home people basements would flood from time to time but it just comes with being a homeowner. Personally, I wouldn’t stop that from me moving here if that was the biggest factor.

@@chucktalor716 There are many natural disaster that one could consider devastaing which is why I suggested having a plan in place for if/when it happens. If a person can't stand that the thought of dealing with the aftermath of said natural disaster its probably not the best idea for them to move there.

Greetings from Tavola! Pleasantly surprised to click on a video and see my neighborhood being featured. Been here since 2016 with no issues. Amazed at how much its grown since then. It’s quiet and the amenities are nice.

@@JayDotObThat was definitely a factor when we moved here, but our kids have always attended private school so it didn’t really affect us. Plus, I couldn’t pass up a 4 bdrm Perry for under 300k at the time. I think the school ratings are gradually getting better as the neighborhood continues to expand and develop. When I moved here, most of the kids from the surrounding areas had been rezoned to the elementary school because the neighborhood was very new.

Ive worked for a builder before ( home sales)and first thing ill let you know is that a model home already has alot of upgrades to it. For example they were saying this home is 400k as a base with no upgrades but once you add the upgrades ,like custom backsplash,fans, custom tile, wood floor on stairs, metal rods on stairs, etz. In total you looking from 20-100k on top of the 400k . On the front of the house it has , stone which is an upgrade, the water view which is a retention pond is an upgrade. Things add up quick Lol.

The home like that would go for 400,000 in certain areas ofTexas but not that model you could tell it was fully staged with the nicest lighting and backsplashes like with cars they give you the low end amount but they show you the luxury trim
The huge selling point on these Lennar homes is the interest rate! Their 4.25% promotional rate along with the home prices in the 200s made this possible for me. Those few interest points allowed me to enter a higher price range and get the house I wanted. I'm closing in the next few weeks and super excited!

@@noy6184 They were the only ones I came across. They are also offering money towards closing costs, which is how they were able to buy down the interest rate for me. Don't be afraid to ask for what you want, or have your realtor do it for you like I did lol! This house came with all appliances including refrigerator, and I asked them for a sprinkler system and they gave it to me.
All I know is that I'm never selling my 2.8% interest rate home, lol! Bought it for $155K and Zillow says its $245K now. Not gunna lie, dems always seem to mess up the housing market is the only downside.

Absolutely not bad at all for a brand new home for $220K! Can't find a darn thing like that in Vegas!
$520k will get you a fixxer upper here in California. We’d be lucky to find a new home with a huge backyard like that for under 1 mil. Those backyards are huge !

I recently visited many small towns near Houston Tx in August including New Caney. 108 degrees. I could feel the burn on my skin immediately as I stepped outside. My biggest concern is not the heat, however. It is flooding.

I heard a few months ago average price in Houston area is about $450K. Is that considered affordable housing? I feel like not for most people, but apparently a lot of people consider that affordable. Pre pandemic average here was around $250k.
@@pocahontas4583 It is not affordable for Native Texans, only affordable for those who relocate to Tex from expensive states. Texas is unaffordable now.
The only thing about living way the heck out there unless you work out there the traffic in Houston is horrendous. If you think that you're going to drive from all the way out there into downtown every day that gonna get old very quick. Also look at your HOA fees because most of these communities you're adding a few hundred a month on top of your mortgage in HOA fees and that normally increases every year.

…then you get a hefty property tax bill….a friend of mine bought a home just north of Dan Antonio a few years ago for 210k…his property taxes were more than the house I owned at the time in Virginia (near Wash DC) that I bought a couple of years prior for $400K (that house is now valued at $650K-but I sold it about 4 years ago for $475K)

I live in this neighborhood. Honestly its almost perfect. Close ti the freeway. Gets you almost anywhere in Houston and the neighborhood is fantastic. Nature wise its just amazing. The downside is the property tax. Its def high and parts of it did flood so do your research
The new 99 Tollway is always congested. Lennar makes a good home that goes up very quickly. The electric bill is ordinary at 700 to 900 easy each month. GG Texan.

Look up east end river project. Clinton and Hardy ….HUGE development. I mean HUGE. Fifth ward. Lots of new townhouses for sale. Location. One exit from downtown… huge yards are going to be costly with water going up so glad I have a townhome….no lawnmower ever again….

Houston has the best restaurants!! It is more reasonable in Houston as far as houses, apartments, and better jobs even for people who are entry level. There is a lot of crime and Houston is huge. It is growing leaps and bounds and it is very humid there worse than Austin.

Isn’t California one of the most expensive states to live in though? People are always amazed at how “cheap” Texas is. But are these prices really that unordinary compared to the rest of the country like other southern states, the Midwest, etc? Being from the Midwest (Chicago) at this point Texas is more expensive than the Midwest from what I’m seeing.
I live in Houston and there is absolutely nothing to do in that area. Horrible schools and commute to Houston is 90 minutes one way. Garbage area near industrial plants.

I have noticed that all the homes have NO mailboxes. But there is a designated mailbox for every home, just like an apartment complex. Is this the norm in Texas? Are these homes in flood zones? When the last time this area was flooded?
Can't really tell you about the mailboxes, but I work remote for a company in Kingwood (just south of New Caney) and all the people who do go in person HAS to leave early during any storm because the area floods so quickly. Otherwise, they risk being stuck at work. Hope that helps! So even if this area is safe from floods, the inner city will be inaccessible during flood times as you would need to drive through Kingwood to get to the inner city. Side note: I hate how he puts in the title the Woodlands is so close, but just so happens to forget to mention that you have to use tolls to get to the Woodlands, which adds up costs quick. I'm sure these homes are legit low, but Texas metropolis will take your money in other ways whether you like it or not. There was a time that Texas major cities were great. Those times are pretty much over.
