This is my personal and honest story of why I chose to leave Keller Williams Realty. Everything I express about Keller Williams Realty is my own opinion and this video should not be used to encourage you to make career decisions. Each Keller Williams Realty office is independently owned and operated and I know some great ones around town.
I left KW about 6 months into my career and I've been in real estate for years now. I decided to do it sooner rather than later. In this video, I'm just telling you why I did that when I did.

  • 10+ years with KW and it’s awesome! Helped me go from 30ish units to almost 180 per year! Great training, culture and models to follow. No office is perfect, key is to get involved and help raise the standard. 2 cent copies don’t bother me as we are mainly paperless as well. Nobody better eat my cake tho.

There’s several training classes available but I’m not feeling like I’m learning to actually do the work! I inquired about a possible mentor and got the craziest look as if I said something absurd.

The office could've been good for a ton of reasons but sometimes if you don't mesh with people that you're around you just need to leave. Great video!   • I’ve been with Keller Williams for a little over two years. One team was good but fell short on “good” training. The next team is phenomenal!! It’s all in the teams culture. Like he said Keller Williams is great company but you do need to interview the people you are deciding to surround yourself with so be sure they are a good fit for you.

  • Your experience at KW of having a lack of help (after signing with them) seems to be pretty typical of most large Brokerages across the country to me. I think the Brokerage that solves this problem first will end up "winning" in the end.

  • Hey Chastin! I've been with KW for 4 years....I'm sorry that your experience sucked. I was with a smaller brokerage before I left and came to KW. The team lead, OP, Productivity coaching has been Stellar. That Cake story was funny and very sad. KW isn't for everyone and I can understand why you left that office. KUDOS to you and your business. DAMN...they ate your cake?? But as you said...it all depends on the people and who is in leadership roles. I was told my current market center had issues too....untll they got the right people in the run it. Anyway Good luck to you!

  • I literally died after hearing the cake story im glad i watched this video you got my subscription... im 1 month out from taking my texas state test and i had two very promising choices ive narrowed down for potential brokerages to contract with and KW was one of them.   • I felt exactly the same! Everyone tried to be helpful, but the experience was the same for me. I also did not like the expense of some training where they told you to use a script that says"...if I get 10 leads, I win!" That was not true.

  • Most of my premier realtors are with KW and they’re amazing at what they do but I know it will not be the place for me when I get my license. The cake story is definitely not dumb I probably would’ve lost my sh*t because it was about the respect and principal of the situation not the cake itself 😂😂😂

  • I've been with keller Williams for two years and I have not been active as an agent until now because I was not able to get hands on training. The only reason I am able to do it now is because of self educating myself through youtube and reading. I still work a full time job. But I am more prepared through my own self training. Thanks to you guys who post content to help people.

    • IGNITE is FREE for ALL Agents, TAUGHT ONLY by KW offices. It is a 12 session (36 hour) series that leaves everything this guy is saying as silly, and uninformed...

    • You are beyond rude! Why the name calling? He is NOT a nitwit! He's a very intelligent, humble, and knowledgeable Real Estate Agent and Entrepreneur. Chastin made it VERY clear with his disclaimer that he wasn't speaking negatively about Keller Williams as a whole. He's talking specifically about HIS experiences at the particular KW office that he was part of. Why is that so hard to understand? If you're in business you might wanna refrain from presenting a confrontational and negative image online.

    • I have to tell you, Chris, that I just went through IGNITE training and I feel the same way that Chastin did. It doesn't teach you ANYTHING about how to do contracts, where to prospect except in a very broad sense, and what to do once you actually GET a client! I'm fumbling through my very first transaction and I feel so LOST!! And there's really no structure after the training is over. Now at KW they CHARGE you for mentorship programs, as if you're not paying enough as it is! Oh, and by the way, IGNITE is not exactly FREE. You can attend the classes, but the BOOK for IGNITE is $40. I know because I just got charged for it!

    • Jodie, I felt the same way too. It's all about applying the knowledge. I don't want you to feel lost and the first couple of contracts can be daunting. You need to reach out to your broker for every little question. We also had a contracts class during IGNITE. Do you have that where you are? I'm in Austin at the mother ship but you need to feel comfortable with the contract. It's daunting for everyone at first so that is totally normal to feel like 'what the hell am I doing?' Do not feel bad about pestering your leadership and team leader. That is why they get paid! Pass them each and every version after you make changes and say, "How is this?" and then send it on to the other side.

  • Thanks Chastin, it is good to hear other people's testimonies, because people seem to think that the world has changed to a perfect and great place, but there will always be stories like these, if Gary Keller doesn't step in and make sure each office has the same vision and focus...not just in words, but in action. I am personally tired of seeing great young people and old (like people) face things like this. Going to college and getting 2 degrees, I might as well have thrown them out the window when I became a Realtor...Real Estate can be a great career and experience if we give more support to those coming into the business, not just preaching and teaching, but actually giving support. I have been in the business for 6 years and still trying to figure out somethings...for people like Mr. Keller, support is only a drop in a hat, for someone just starting in the business, one month free to get you started could be a blessing...KW is a great place so far and my office will answer your questions..I truly believe, it's the place, location and how people are trained to lead, not only in the classrooms, the office, the board members, etc...Thanks again Chastin..sorry your experience was not great at KW, but as a woman of color, we face these challenges everyday, even harder sometimes in Real Estate...but you will do great where ever God leads you...

    • It's who owns that location. Costs, we got billed for things we had no involvement in. It was the GM, who was driving around cost $120,000 car which we paid for, her trips to Florida to help those in prison . All meals, etc. Profit sharing got eaten up. But home office in Texas caught it and she ended up with a $17,000 car no more paid trips, etc I think home office didn't allow renewal franchise. Good but this GM changed to Coldwell Banker. I started w CB. Management was great. I was hard of hearing at the time and it wasn't appreciated. So KW. My desk was in a closet w hot water tank and furnace due to my disability. I should have gone home back to Michigan and focused on sales, investment and management. KW is great. Don't get me wrong but it's not for everyone.

  • Thank you for your insight. I read one of those KW comments and was a bit skeptical. We are all looking to make a good living but it seems like they might be a dog eat dog company. It could just be the franchise you worked at but it is concerning. I'm in the military now but in a couple years I'll be looking for a new chapter in my life. I dont expect to be negotiating dream home off the bat but I want to get to that point. Anyway, what classes do you recommend I take to prepare myself and get credentialed in order to be easily marketable with an edge over others?

    • Honestly, getting your RE license would be the only class I recommend you take right now. All the other stuff can wait.

  • BRO I AM IN THE SIMILAR POSITION AS YOU!! i have been in the business for about a month now and I finished the 30 day course they give u like you talked about and after that it’s been downhill my coach doesn’t even help me unless I reach out to her, she never checks up on me or helps me plan anything I’m like all on my own. I also notice how much they charge you with fees which is ridiculous especially when I’m not even in the office and most the trainings you have to pay for I really want to find some better brokerage man but I don’t know where to leave too as a new agent

  • I actually started there with you. We were in the same training classes. But, I went broke and left before you for the same reasons. LOL I have since gone back and joined a great team, which has been very beneficial and is helping me a lot. Great video and I feel you on that cake! That was wrong on every level!!   • My experience was the same. I left 9 months in to working with them. Look around people there are better brokers that care and support you and don't take all your money.

  • I've been with Keller Williams for 12 years now. There is so much training available for free and I have yet to get through it all as new content is continuingly being uploaded. Yes, there are paid trainings, such as BOLD, which agents from other brokerages attend (not just KW agents). Many agents go time and time again and get something new out of it each time. Yes, there is a cost to this, but many Market Centers (offices) will reimburse you for the tuition. I respect your opinion, but it sounds like you were at a poorly run Market Center (MC). I'm sorry to hear you had a bad experience l, but I'm glad to hear the MC is doing better. Hopefully, this review will not leave a bad taste on KW with people. In my experience, KW agents are the most ethical, friendly, and helpful agents I've come across. The amount of tools & resources available to KW agents is astounding. KW was named the #1 training organization worldwide - not just in the Real Estate industry. It is shocking to hear you felt you didn't get enough out of your training. I know our MC has a mentor program for newer agents to help them ramp up their business.

    • Look at other brokerages also. Keller Williams is okay for the training and education they offer but for new Realtors I would probably recommend a smaller structured company.

    • Training is NOT FREE!!!! I just went through IGNITE and I was charged $40! They don't TELL you that you're going to pay for it. That's why I called our accounting department to find out. They charge you for the BOOK and any materials. And I actually hated IGNITE. It's more RAH-RAH than actual, hands-on training. It's very limited in scope. Now they are trying to get us to sign up for BOLD training this year, which costs $800, but will "get you on track" so to speak, to reach your BIG goals. I've been in sales a long time and I know a RAH-RAH training program when I see one. It's more about getting you motivated to do the hard stuff. Which, fair enough, is probably the hardest part of any sales job. But when I was told to go through IGNITE training, I really expected to have a better understanding of the process AFTER I got a client, buyer or seller. I didn't even know which contract to send over the offer on!!! So, I was left scrambling after that, trying to find the answers to my questions about contracts, agreements, etc.

    • Are you a KW agent? If not you will pay $40 for the materials. Its your large binded book of all 12 sessions. You get to keep it and use it through your business. In my office it is definitely free. Also we have FREE listing clinics, greensheet training, contract writing and negotiating among other basic and advanced trainings. We also have a full time Productivity Coach that's sole job is to get guys like this into production and to whatever level their goals are. I have paid for copies at every brokerage Ive worked at in 20 years (2) of which Re/Max was 16 yrs. Not sure about that NOT being normal. Our first IGNITE class was 12 new agents. In Session one, with scripts and role playing our Agents made their lead gen calls and set 14 appts which resulted in $95,500 in commissions. Not sure what Market Center this dude is talking about but its certainly not like the ones Ive been involved in.

    • Ok then I have a question then if you have to pay for some of this training what is a ballpark costs for all the things for training and classes. I'm coming from a different career and yes I have paid out alot of money for training so I don't mind paying if it is legitimate and you can learn something plus it is tax deductible as well...so for the agents that has been thru all this what was or is the whole cost of training

Was it Gary Keller that treated you horribly? Give me a break with such a blanket statement. Same thing with your leadership comment, and calling people liers? You can be better than that.

  • That cake story was so wrong yet funny. Sorry they ate your cake. Yes each office is totally different. I don’t pay for copies at my office and the training is phenomenal! I worked at two other brokerages before I joined KW and didn’t get training nor make any money. Since joining my business has grown and I actually make money that has allowed me to do so many things with and for my family.   • I feel the exact same way! I'm located in central Texas and the office I'm associated with is basically the same. Initially I didn't want to start with KW because I feared it would be like this. Ultimately though I wanted to end up there. I just feel its probably better to start there or even as a solo agent after you have some experience. Without experience a team/group setting or small office is probably best.

  • Yes I agree with you 100%. KW isn't for everyone. Its a great place to start I think as a new agent but alter being in the game for about 2yrs. What do they really have to offer you? I couldn't justify paying them $23,000 for what I received in return. I think you made a smart choice.

  • Thanks for all your videos they have helped me tremendously. I do have a question. You mentioned that all the fees were adding up and that you weren’t seeing the benefits so much anymore. Isn’t that how it is throughout the entire KW company as far as fees and stuff? And if so, my question is, if you had a strong team leader would you have stayed at that office? Or were you just tired of all the fees on top of fees and it wouldn’t have mattered?

  • I feel your frustrations. I'm almost there at my Keys office but I'm determined to stay the course. I have a mentor but he is too busy so he says. I wonder can I not give him the split for my first transaction seeing that he is not helping me at all.

  • I left ME after a few months and now I'm with a smaller broker which the commsion is better, no office fees, he's a mentor and gives free leads! A lot of people told me KW only focuses on the top 20%. Even someone from the top 20% told me so. If you joined during a certain time you had to join Productivity coaching giving 10% of your commsion to someone weather they helped you or not, plus 15% to another coach for your first 3 transactions. Wasted most of my time in training instead of actually going out to sell houses. They said certain training was mandatory, which I found out latter it wasn't. Really nice people. Convinced me to get my license. Their referral network is pretty cool. Plus I still send referral to top producing agents at another KW.

  • I am going to study for my license soon and I would really like to do real estate part-time. I am interested in working from home at my own pace doing my own thing mostly. Since I have full-time employment I want to do RE for my passion not for the money necessarily so I dont want to feel under pressure. What advice would you give me for starting out and wanting to basically work from home.

    • Your going to have fees anywhere you go. That's how it works unless you are your own broker! Otherwise, you'll be paying for it. Trust me, people don't get offices for you to use for free. Someone has to pay the rent. Someone has to pay for all the things that go into an office including printing paper. It's called a business. If your broker was not there to make money, they would run out of money and go out of business. Our KW market center, I believe, is the largest with I think around 1000+ agents. If you had all of those agents print just two pages a day that's 2000 pages which is 4 reams. Cost is $12 for crappy paper at that cost per day. 365*12 = $4380/yr NOT including ink for the printers or maintenance. At KW, you get to cap. Most places you will ALWAYS pay at least a 6% fee on every transaction. That's a lot of money left on the table that you're giving away and the training is not there for new agents or non-existant in most places. trainingmag.com/trgmag-article/keller-williams-home-no-1 If you dont have anything saved up and a penny to your name and you want to get into real estate, you need another job or someone to spot you because there are many fees with everything. CRM, MLS, NAR, local AR, Broker fees, gas money to see properties, etc. And I don't want to hear about the flat fee broker... "All I have to pay is $250 a transaction and nothing else"... guess what? Good luck being a real producer in those companies that dont provide anything. They don't do anything for your reputation and if you're sticking the ugliest sign in the ground then why are you doing it? Nobody takes those companies seriously and they don't have any real market share in a competitive market. Sure, if you're out in the sticks of the country, you can get away with it. In the city? Forget about it. KW has over 50% of the market share nationwide. Do you want to be with a company people know and respect or some company that nobody has heard of? Reputation means a lot in real estate because people want to be able to trust you. No place is perfect. No matter where you go, someone is going to complain about something and everyone has different needs and wants. Some of these people, did the training and just never applied it. They thought if they went to the Ignite classes, which are great by the way, that leads would just fall out of the sky. NO. It doesn't work that way. You have to apply your training and get out there and beat doors down and make the phone calls and touches and contacts and followups. If you're not doing that, then don't complain about any company. You're just not doing the work it requires. RANT OVER.

  • I just signed up with a office in NY and i feel the very same way. Some red flags already like canceled appointments with the startup but no notification. They charged my card without even notifying me of the transaction. They were so quick to charge my card but i can’t even tell you who the broker is in the office. I want to give it a chance but my gut is telling me run.

  • Hi. Thank you for this video! I am a KW agent and I jointed KW for the same reason, they have a lot of training for new agent. But yes it costs a lot of money to get started. Fortunately for me, I started my real estate career while working full time, and my husband was workng fulltime at home . I could not have done this if I wasn't working. The other benefit for me is I had my own home office set up.for working, printing etc. I only went to KW office to meet with my mentor. I learned a lot my first year, but I made less than $2,000! I wrote it off as a learning experience. Now I am in my second year of real estate and I have learned a lot and made many connections, so I'm looking forward to a successful year, but it does cost a lot to work here if you aren't making at least a $1,000,000 in transactions a year.

  • Disorganization at a company I work, for is a huge red flag for me. Drives me nuts! I’ve seen some of the inner workings of my local KW office that I was planning to join, and it’s not my cup of tea. Yeah I’m territorial as all get out! That cake scenario would have pissed me off too. But as for the fees like printing, can’t you write that off?

  • I initially came to KW because I believed in the God, Family & Work concept. This KW office appeared to be team based. Everything like you said was centered on IF I go to BOLD, I'll get a lead. Other agents got to go to BOLD on a scholarship at significantly reduced costs or FREE. I paid $800 and felt it was a "Rah Rah Siscumbah" class. If you go to Ignite, you'll get a lead. If you sign up for Productivity Coaching, you'll get a lead. I signed up for everything and never got a lead. I should've known this was not the place for me when no one showed me around or even told me where the freaking bathrooms were. I left! I found myself back at KW at another location because during the chaos at the first office, the 2nd office was helping me and encouraging me.

    • Lincoln Rlty thank you for that response, however my point wasn’t that I wasn’t doing business, it was that they were making promises and not keeping them. I did attend PC, BOLD, Ignite, business meetings, everything. My business grew more after I got a free mentor outside of KW.

We cross all real estate professional lines, agencies, etc. We encourage, inspire and motivate one another. We’re a team of 20k and growing across the nation and globally. I thank God I found the group and especially the coach. The beauty of it all is that it’s FREE info. The ladies involved for decades are sharing info. The top producing ladies are sharing info. The newbies are sharing info. We are all learning!

  • Thank you for your disclaimer as each office is independently manage and as such It doesn't look and sound as KW office. I am so sad you got in an office that doesn't follow the philosophy of KW where agents are partners and the main thing in this corporation.   • It's interesting hearing your story Chastin, I had a near identical experience with KW. It started off great and welcoming but as time went on I started to see cliques form into an almost "haves and have-nots." All the top agents shared referrals with one another and where never really around to help.   • I'm at this point right now...I'm with a firm and thought about leaving because of what you said about being thrown out there. I didn't even have good training, and I thought about joining keller williams, but I may reconsider. I know all brokerages are different. I've been an agent since October 2017, and still haven't sold anything. I wanted to give the firm time before up and leaving but now I'm like I'm done. I'm not getting enough mentorship or training. Any tips?

    • If you feel like your time is being wasted, then leave. If it's just a "matter of time" thing, then stay. Maybe have a conversation with your broker or team leader and express how you are feeling to see if that makes a difference.

    • I have an agent who also started in Oct. 2017. I am cutting back some get a lot of leads that which I give to him, and train him and go over everything before it goes to the main office and we split. He has 7 listings from leads I gave him, and one from a family member, and one or 2 contracts. He will be an outstanding agent in 2 years.

  • I can appreciate your video. For me specifically, I have been with KW for almost 4 years. I have capped every year. Usually after 3 months. You did not mention 100% commission. When I hit 100% commission, copies and printing charges are not a big deal. Oh and I print thousands of flyers and copies monthly. Unfortunately you did not have the right people there with you. Every office, I'm sure have their ups and downs. It's obvious your office wasn't following the KW model. Sorry you left.
