I’m new to wholesaling, I do wholesaling in Michigan in the lower peninsula and plan on moving up to buy and holds
Super take away: you can't go for a deep discount on a new to MLS house but you can and offer less than list just like Jamil did. He didn't have an ARV before he made his offer to a listing agent below listing. I was surprised at how quickly the agent accepted. He went for a 45K discount without knowing the ARV. He used privy to determine the ARV afterwards and was excited about the numbers.
You can get deals that are listed as much as 50% off list price.
So I heard that this app is New and not in all states im In Utah and want to know if we are in the same page I been following for a few months and now and would love to use Privy. Love your videos

Not available in NJ.Only Sou Data was not accurate. MLSs were not all available as coverage area stated in Privy. Have the support tickets on it. Could nt be fixed. Had to cancel.

Hey Jamil, I'm trying to get into the Business and I heard from Jerry Nortons program that they are starting to crack down on Wholesaling. I happen to live in Illinois where apparently they put into law a rule you can't or it's a 25k 1st offense. Is it possible to do this in Illinois?
Think you can get around it by double closing. However, I would seriously just do it virtually in another market that’s hot. I also live in Illinois so I get it tho

Look into double closing with transactional funding. Spread would have to be big enough to cover both closing costs
