Unveiling the Land Options for Newcastle's (Possible) Future Stadium

This is part of a series of videos whereby I explore possible sites for a new stadium, should Newcastle United owners take that option.
Context:
A few weeks ago, Newcastle United supporters were invited to take part in a survey to explore the views of fans in terms of what they would like in terms of their stadium and facilities. This is a process that comes as a result of the recent Government led review which places legal obligations on club owners to put fans at the heart of club decision making; particularly for club heritage assets, including stadium location.
Basically, club owners need majority fan approval before suggesting a stadium move. At time of writing, the results of the survey are not know. These videos seek to explore possible site locations and in no way suggest that theses ideas are actually going to happen, nor do they necessarily reflect my own personal stadium preferences, or location, unless I specifically suggest it in a video.

  • Looking forward to the in depth videos to come Eddie. I'd also by very interested in a video about the Freemen. My personal preference would be a new stadium on castle Leazes. If public opinion has softened in decades since Sir John Hall tried we could have a new stadium built just minutes up Barrack road and we can use St James Park whilst it's being built. Afterwards St James park could be demolished and the land converted into new park land to replace the land taken by the new stadium. Im sure if the owners agreed to cover maintenance costs for the whole of Leazes park and paid to restore it, that would help with public opinion too. Councils don't have the budgets these days to really do it themselves.

  • Im a freeman of Durham City and we act on the best interests of the City, Do lots of charity work and community engagement along with helping communities in their projects. I would assume Newcastle Freemen will do something similar

  • Great video as always Eddie. I was just wondering about the land that is immediately to the East of the Utilita Arena site. I'm referring to the land that is between the Redheugh Bridge & King Edward Rail Bridge to the West and East and from Skinnerburn Rd to the South and the Times Square car park / railway sidings to the North. Nobody seems to have noticed this land but as far as I can tell it consists of only a few car parks and warehouse type buildings mainly?? Plus Pottery Lane. I don't know if the aspect / slope would be an issue but when I've thought about this piece of land. It is within 5 minutes walking distance of Newcastle Central Station. Down that alley to the east of Centre for Life, it really is 5 mins. Closer than SJP to major rail and as close as SJP to Metro (if you exclude St. James, which is as much use anyway, for anybody going North/South). To my mind that parcel of land could fit a 75/80k stadium, with fan zones etc. to absorb some of the pre-match traffic. Issues could be the fact that it'd be heavy traffic to the North. Adding to the Redheugh bridge traffic and Scotswood Rd traffic that is already a problem. But the same could be said of SJP, how many people exit and leave up Barrack Rd or to the North? Not many I would have thought, it's mainly down Boulavard or Stowell St / Newgate. What other issues could there be? Do we know who presently owns the land, as I said, it's a few car parks and commercial buildings as far as I can tell. What if it could join the cycle route at the bottom and a new pedestrian bridge be built by the PIF? Would that oil the wheels of local council, also regenerate the surrounding brownfield land you mention in this video. For away fans arriving by train it would be a 5 min walk. For Gateshead fans it would be realistic walking distance. For everyone else it would be similar or still accessible. It could be a modern, purpose built, evenly sided 70-80k stadium, North to South pitch with slight slope, in homage to SJP. I'd love it if you could do a vid researching this, who owns the land, why Pottery Lane couldn't be moved, why the slope to too much etc. etc. to confirm my points and whether it's possible or not. To me it just seems like the perfect spot, Everton building their 52, 888 seat dock, (which seems to be a few hundred bigger than our stadium) has made me believe that there is no place for nostalgia or sentiment. Well there is, but times move on, did the Victorians have nostalgia for the Georgian Era when they moved everything on? No! We have gone from 2nd to 6th or 7th? That simply isn't enough if we want to complete and hopefully you and your viewers agree that adding 5-6k to the back of the Gallowgate, doesn't keep pace with either the pace of change or the demand for tickets. Fans that would add to the clubs revenue FFP wise, fans that could go elsewhere... Let's see if the PIF can buy this car park and Pottery Lane??

    • Hi Daniel, thank you for the considered idea. I’ve measured that complete piece of land you’re referring too with the Google Maps mapping measuring tool and it’s only 9 acres. St James Park is 11-12 acres as it stands. It’s too small sorry. The land I refer to in the video is around 25 acres and more than big enough to accommodate a larger stadium should that be an option for them 👍🏻

  • Got to be stay at SJP whatever it takes, even though it may mean a couple of years of inconvenience. A city centre location is invaluable and the envy of most clubs/fans. I went to the Reebok in Bolton when we won 4-0 many years ago. Lovely ground, but miles out of the town centre and on a retail park. Just a bit soulless.

  • Pull down St james' and rebuild on the same spot. It needs to be seen from everywhere plus even bigger means more places can see it from farther away! Would be a shame to see the old stadium go but new times are here and we must roll with them!

  • If the options were put in front of the fans with plans for a new Mercedes-Benz type mega stadium on the old gas works site for instance, I honestly think the fans would vote to move, especially if your going to be able to hold another 20000 to 30000 in, as much as st James' is loved I don't think you can hold back progress

    • A new stadium is inevitable, and as much as we love SJP we need an upgrade to satisfy ticket demand and to help us move forward. Ive been going to SJP since the mid 70’s, following this club for 50 years. In all that time I’ve seen us win nothing of significance. If our Saudi owners want to build something to showcase their wealth and ambition then I’m all for it.

    • @@davetrueman6354 same since 89, every other club whose been in our position has had the same conversations between fans, memories good and bad, a love for the ground and the history but eventually progress wins and you can't move foreward if your looking backwards, if the stadium is moved I'd like to see new Newcastle United museum built somewhere on the site maybe, and somewhere for old duffers like me to sit and remember the great games that were played on that spot

  • Great video Eddy, as always. I know we will get the facts on your channel. Will be looking out for the video about the Freemen, absolutely know nothing about them. Should events go this way, playing at Gateshead Stadium, perhaps with some new stands, that would maybe give them a help up aswell. One question, and maybe I'm a bit slow, but say the fans want to move completely, are the owners obliged to do this or can they say, no it's now cost prohibitive or whatever?

    • Hi Gary. The owners wouldn’t be obliged to move, no. The survey isn’t asking the fans to make such a comprehensive decision, it’s just asking their views, should the owners look to rebuild. 👍🏻

  • Can’t wait for these series of videos. The stadium is such an important part of our city so it could be the most important decisions in recent city history. I’m up for seeing what can be done to SJP in the medium term and only move to a new stadium if a city centre site could be found and we can’t get up to 70k at SJP

  • The owners should ''donate'' some money to Gateshead FC and build a 25,000 to 30,000-seat stadium there. Use it as a temporary home ground for the toon while they do a complete rebuild of St James'. I think I heard a few months back that the owners wanted to invest in local talent. Having a team in a stone's throw across the river to send players on loan who are in their late teens to gain experience would be invaluable.

  • Great video again, Eddy. There are pros and cons to all possibilities. SJP is still a great stadium but a bigger capacity arena with improved facilities would seem the best way to go. Where that would be will probably be a decision that will split fans, especially if it's some way out of the city.

  • I love our ground but it’s tired , this could be our only chance to change things so for me an expansion doesn’t cut it as I don’t think we can get enough extra seats to cater for what the demand is so let’s crack on and make a banging new state of the art stadium fit for the future BUT it has to stay on the hill with a bit of jiggery-pokery and a bit of repositioning I’m sure it will fit just fine, just imagine that massive super new stadium lit up towering above all the new construction that’s happened over the past recent years making them all look dated instead of the opposite at present. Oh man I can just see it now 🙌🏻 ⛪️ on the hill 🙏🏻

  • Personally, I feel it's our responsibility to future fans, to have a football stadium exactly where St James' park sits now. Rebuild it. Get the best architects on the planet , to redesign, go deeper, what ever it takes, money doesn't seem to be an issue . Rebuild St James park simple as that

  • Hi Eddie I was thinking the other day I hope Eddie makes a video on potential locations etc. 😂 can't wait to see more in-depth videos on this. Can you potentially put on what the new ground could possibly look like. I'm thinking it will be American themed with Darren eales links to America ie one of the pics they put in the survey was of the raiders ground which if you've seen it is out of this world this it the type of ground that would put nufc on the map and make people take notice. Have a look at some of these nfl grounds off the scale. Love these type of videos you do Eddie really good stuff 👌

  • Hi Eddy. Thanks for al your work of getting us informed on the future stadium. It is very informative. I'm not a local but have a stadium-tic. That's why i follow all the news globaly. My reaction to the options as given by you is very simpel in my humble openion. You can only look at the outcome. I've you want to play with the big boys, build a 75.000 or more seater. Every other option will be not enough. What do you think that Real Madrid/Barcelona make every game? Liverpool, man united, city, spurs en earlyer Arsenal understood this. They are building on this moment. I've you are waiting a year for a surfey to come out en then start planning, you wil be 4 to 5 years further. Cheers and a lot of succes.

Couple of questions, when will the survey results be given out and I know the last world cup had a number of the flat pack stadiums can you recall the capacity of the biggest one?   • Hi Eddy, love your videos & your channel. I myself am a freeman of Newcastle, and although a nice big home for NUFC would be nice, I don't believe a new stadium should be built on the Town Moor, as one of our main duties as Freemen is to protect the town moor, where we currently graze several hundred cattle. I can't speak for all Freemen of course, but that is my opinion.

  • Hello eddie been a while since i commented but personally i would love to see a new stadium built on the arena site big enough for a new training centre aswell would be perfect baiscaly in city centre not far from.bars could ferry any away fans in easier aswell from central station love st james park but we need to go big now and have the best and yes please do a video on the freemans of newcastle always wondered what the heck they are haha have a very merry chirstmas mate !!

    • Hi Daniel, the Arena site wouldn’t be big enough for training facilities, even if a stadium wasn’t there. Man City’s training site is around 80 acres. We’d need something similar. The Arena land is around 25-30.

  • Hi Eddie, a huge conundrum for the owners , the east stand is always going to be an issue, for me and others I speak to the obvious move would be to buy the utilita arena site and build a new stadium there, I know the land has issues but these are surely not surmountable, the area is huge and in a very decent location city wise, Everton’s new ground is being built right by the Mersey and I’m sure there will have been similar issues there, Re using Gateshead stadium or Kingston Park are non starters for me, how you facilitate all season ticket holders would only be the first issue, Looking forward to your upcoming posts on the issue 👍👍

    • I've always thought the Arena site plus the brown field site alongside would be the best option for a move, one of the biggest issues is the movement of fans in and out of the ground, this works in the city centre but becomes hugely difficult once you move outside of the city, the arena site would also have a lot less battles with local groups against the development.

    • You can’t always facilitate all season ticket holders. Even if they decided to stay and just expand they couldn’t do it without impacting current capacity while the building works were ongoing.

  • Looking forward to the videos to come Eddie. Quite a few conundrums with each of the proposals. Would hate to see the stadium moved away from the existing site, however wouldn't be adverse to a move into leazes park effectively keeping us in the same area, That way other local businesses wouldn't suffer from a move away. If it haappens that we were to move away, I feel it would need to be in the man city mold, with full training facilities and everything the club needs on one site. giving the club the ability to expand again if it was needed years down the line. The arena site although still big enough for a stadium feels like it would be a little cramped and not allowing future proofing on the new build site. keep up the videos mate, appreciate the content.   • Good video Eddie, quite a few options, it seems the freeman hold a few cards. I just feel a new stadium is of massive benefit for the whole city, whatever location money cannot be a problem for our owners, my preference is as I've stated before is the area where Sir John Hall wanted to relocate to, ie Leazes park "moor" and that area down by the arena could fit the bill lovely as well, again no bother for our owners to buy out the current owners of that land, and excellent transport links around there obviously, and i live next to there, so that's a big plus for me, just a wee bit selfish haha 😁 Add, like Everton, we could continue playing at SJP, in fact i don't see why we would have to knock it down, so many uses for a brilliant stadium like SJP. So my view is our owners will go down the commercial route build a new stadium and build that revenue. Al rumayyan said he wants us to be no1 well a new stadium to rival anything in the prem, to go with best team in the coming years and of course the best fans. And Eddie your video of that Atlanta Mercedes Benz stadium was mind blowing, we could match that. I'm buzzing for something like that, 75 thousand seater, why not, money is not an issue is it. HWTL.

  • I'm all for building on the Utilita site if it is feasible. Means we can keep the city centre location and use st. James' park whilst umder construction. I fear the expansion of SJP would mean we are back to the same conundrum in 8 years time. Don't waste the time and get it built

  • Personally I don’t have a problem with the owners building a state of the art stadium on the arena site, it’s the only land available which keeps the ground in the city centre. And a new stadium on that site would have no problem seating 100,000 plus, I think this is why they’re asking the fans for their opinion. If an enough fans show interest then it becomes easier to sell the idea.

    • I’d be very surprised if any new stadium exceeded 70K. The owners will look to optimise capacity rather than maximise. Plus, the survey should resonate loudly that ticket costs will be hiked right up, effectively pricing out a lot of lower income fans

    • You're not allowed to exceed the capacity of Wembley which is 90,000. It's one of the FAs or PLs rules. They'll be aiming for something similar to Spurs and Arsenal (65,000-70,000).

    • 80,000 seater on the Arena site would be amazing. I love St James’ Park, but to be fair it is nothing like it was when I first started going. Only the east stand remains from my early days and they even tried squeezing a few boxes at the back of the lower tier of that in the 80’s ( more like portaloos with windows if we’re honest 😂) It would be extremely emotional to leave, but I think it will be inevitable if we want to become a top European competitor.

  • Well edge it into leazes park enough to get a full level all the way around make the surrounding area as green as possible and try incorporating it into the actual building of the stadium like they do in Singapore. Even installing different bat boxes and bird nesting bricks in the north wall overlooking a new bio diverse leazes park with the area that’s left over

  • Great video mate, but why exactly are you opposed for Newcastle to temporarily play at the Stadium of Light? If a stadium rebuild was to go ahead, the club would need ticketing income to keep finances afloat, surely this is the best solution. There is of course the option of playing at Riverside aswell, however the commute for many fans would be a major issue.

  • All very interesting, personally I think a new build and land exchange with Leazes Park seems obvious, I just think if you are rebuilding SJP now too many fans will be displaced plus the Leazes Terrace issue might even crop up again in the not too distant future depending on what is possible presently. No one wants to leave SJP, but if we have to move, the closer we are to our spiritual home the less of an issue that becomes, and could we theoretically even keep the name if a new stadium was built directly behind the Leazes end?

    • Hi Mark, I’m not sure if I’m understanding you correctly but a new stadium definitely wouldn’t be allowed to be built purely on Leazes Park as a land exchange. This idea has been spread around by people who don’t understand very much about this sort of thing. I discuss the possibility of the owners looking at the Sir John Hall idea from 1997 👍🏻

  • From what I can see the only site that could ever possible make sense is the old Industrial site near the new Arena thing which seems to be right near Central station. That being said the Cathedral on the Hill and the Gallowgate slope etc are a deep part of the soul of Newcastle Utd so I would rather have a slightly lower capacity and "refurcished" St James Park before ever moving

  • For me it's a rebuild of St.James..........,if that happens I wouldn't rule out Murrayfield as a temporary home. Inverness shared with Aberdeen while their new Caledonian Stadium was being built . A distance of 103 miles, they had to travel,not ideal but certainly an option for NUFC and for me better than Sunderland or Boro !!

  • I see both the pros and cons of both sides , but for me personally, moving the Cathedral on the Hill isn't the answer. It's an immense part of the city skyline and every time I see it, as a born and bred Geordie that's been supporting the Toon for 60 years, it fills me with pride.There are major problems with expanding St James's Park, but it would be the best option for me.

  • They could refurbish St James Part stand by stand - similar to what Real Madrid have been doing, so that there are 3 sides usable at any given time. Alternatively if there was a temporary relocation required to get it all done quicker then I would say that the Gateshead stadium with temporary upgraded seating makes most sense even if capacity is only as much as 30k for a little while

  • Had on mate.. I thought we'd already covered this one about a year ago..? 🤔 I thought building on the Town moor was a complete non starter? Never going to happen you said! Personally, I'd rather stay put and redevelop the East stand if we were allowed to. That's been covered as well of course. I think the only gripe with the present stadium is that it's a bit lop sided with the auld East stand. Taking the capacity up to 65,000 would surely be enough. As far as redeveloping the Gallowgate end..Well, I just don't get it. Have you stood at the very back recently..? You're already about a mile from the pitch 😂 If we were to build a new stadium surely the Leazes park would be the preferred option as it's still very close to the Town centre and we'd reach a capacity of around 70,000.   • It’s always going to be an impossible dilemma. And I appreciate every point that everyone comes up with. In an ideal world we would make the entire ground like the Milburn and Leazes but unfortunately it’s not possible. Why they can’t do that with the Gallowgate and build over the road I really don’t know. They have a road that runs under the Milburn and Leazes so why they can’t do that with Strawberry place I really don’t know. I’ve been a fan my entire life. I’m from North Shields originally and have grown up in Morpeth. But I get called a glory hunter and a plastic fan by other Newcastle fans because I’m not a match goer. If it were possible to buy season tickets I’d have one. If we had more seating I’d have a much higher chance of getting one. With that in mind I wouldn’t be opposed to the idea of a new stadium. That doesn’t even take into account the modernisation we could have with a new ground. Back in October I visited the US and went to an NFL game at Acrisure Stadium in Pittsburgh. (Fuck the Steelers though I’m a Ravens fan 😂) and l it’s leaps and bounds above what we have. Don’t get me wrong, if we stay where we are and actually I hope we do, I will be happy. I would just encourage people not to be completely closed off to the idea. Ultimately if we can expand the current ground and modernise it as much as we can that would be my preference and many others’ view I assume. However if the owners came out and said we were going to build a brand new, modern and huge stadium I wouldn’t be opposed to it. If they did I like the idea of the arena site. Would also be cool to have NUFC and the Newcastle Eagles arenas being next to each other. It would look amazing driving into Newcastle over the bridge and seeing the new St James’ Park right there. Especially during a match
