    • What will be the added value of renovation to appartment re- sale / rental if knowing the building age , and facilities elevators , stairs still won’t change .. how much % different will make to the neighbors appartment not renovated in same building … is it worth it or is better to buy in new building projects ?   • Removing parts of the walls, increasing height of a door, turning a window to a door? I don't know how people in Turkey follow seismic regulations when they remodel their houses, but it is wise to find out what modifications were done to a property. You know that the strongest part in your apartment is a header for a door? This is where you stand if your building starts shaking. Not a good idea to cut it out. Before cutting and removing parts of your building, consult with a good structural engineering company.

  • I watched Andrew’s video yesterday and he was in Bogotá and today he is in Istanbul. He is very energetic after a trans Atlantic flight. This apartment has a lot of beautiful wood doors, cabinets, trim, etc that can be repurposed to making custom made bar, tables, balcony rails, etc. The cost of labor in Istanbul is very economical. Lots of beautiful woodwork.

    • I’m afraid to inform you that the best time for it has gone. Real estate property prices have increased from 60% to 180% in Istanbul, depending on the type of property and location. Now it is not the right moment to buy property here in Istanbul.

  • Be sure to double check and triple check the weight you can place outdoors in that winter garden. Trees are hugely heavy, the soil that houses them is heavy, and the last I saw heavy palm trees that did structural damage and were later removed may have contributed to that recent catastrophic condo collapse in Florida. If you want privacy, my recommendation is to find a different lightweight way to achieve it while still adhering to your sophisticated tastes.

    • That's why they make "Splits" or Heat Pump Air Conditioners that provide both warm and cool air. Dump the antiquated radiators. They take up valuable space...which is at a premium.

  • Congratulations Andrew and Mrs. H !That looks like a great new home project ! I wouldn't close up that window by the front door. I would ask a structural engineer to work up a larger window frame and open it up to let more natural light into the entry way to give the visual effect of a larger space. Install a nice, tall mirror in the center, framed on both sides with natural light. If you're that close to Prada and Hermes and going out to be seen, it's always advantageous to have that last mirror check in natural light before you walk out the door. The outdoor space is quite a find as well. Will be watching to see how you green it and create a great outdoor living space. Happy renovating and decorating !!

  • It's a very nice place, for the low ceilings it has a fairly bright and spacious feel to it. I'm sure when it's finished it will be quite the showstopper. What fun!   • "Gas pipes hanging from the top" - as long as you have gas, that may well be a legal one so pipes are easy to inspect and leaks easy to find (and not that dangerous as a small leak allows the gas to easily distribute in the air). Seen that also in new buildings in Poland for legal reasons.

  • A. I enjoyed the video and would be happy to see more along this theme. B. I like the brown wood window/trim and doorjambs, I'd keep them. They lend some warmth to the place.   • I love the window that’s in the hallway, when you walk in. It has character and adds some much needed light. In the master bedroom bath, you might want to reconsider adding a tub. If you’re looking at resell at some point in the future, children don’t take showers until they’re around 5 give, or take a year, or so. I do understand wanting just a shower, because it’s more sleek looking. I wonder if there’s room for a corner shower in the small bathroom you’re putting in. I’d love to see this, when you’re done renovating! It already has so much charm, but I can’t wait to see what it looks like afterwards.

  • Hello neighbors ~ Andrew and Mila😊Glad you found Istanbul worth it, and bought a property! 👏This is a wonderful addition for you and your family to add to your *homes portfolio and it’s my favorite city in the whole world. 😌I see why you picked Nişantaşı ~ for status, high end brand name stores, entertaining clients and lovely upscale restaurants not to mention Maçka park. Its a lot like Central Park in NYC. Nişantaşı has the upper East or west side of Manhattan vibes. 🍁🍂I enjoy visiting Nişantaşı but I don’t like it to live day-to-day and I’ll share why. There is a feeling of a “giant shopping mall” with less friendly people and cultural vibes than say, Cihangir. I found living in Cihangir a much more friendly (meet a stranger at a coffee shop) type vibe with so many artsy and creative people. I met friends very easily (like a lower east side vibe of Manhattan). I personally prefer to live in Cihangir and occasionally visit Nişantaşı for a lovely meal or hang out at the park. That’s my personal preference in our different and varied lifestyles. 😊Happy days to you and Mila and I can’t wait to see the renovations because the space is wonderful and will make an extraordinary home in Istanbul 🇹🇷👏☺️Congratulations🥳

To address the idea for the window - natural light: How about some Turkish Stain Glass in the area to give you both natural light and a great piece / unique. Now, that wouldn't work with the mirrors that you spoke about, but it appears as if you could enlarge the window. Kick out the mirrors and put in stain glass for a hallway feature. Nice!!   • The crown molding is choice...Keep it simple...Neutral and calming colors...I like mixing antiques with some modern touches...Beautiful area rugs over hardwoods...My place in the Northern Portugal is historic...The craftsmanship of the built-ins is extremely hard to find in new cookie cutter construction...For what you paid in the area you are in...pretty darn good...👏😉

  • Nisantassi is the most lux area of istanbul!Planning to buy an apartment there!! its so nice and international!!! Yenikoy is also also so luxurious ans especially Eski adet restaurant. A hidden gem in yenikoy!

  • It seems like the interior is very quiet. That will be nice as a respite from the urban life. I agree to add a wardrobe or coat closet where the window us is a good resale feature. More storage is always good

  • Literally my office building at 4:57! Crazy opportunities in Turkish real estate right now, and that's from someone who used to be bearish on Turkey until a few months ago. Prices per square meter in USD terms are barely up from all-time lows in most districts. If you can get TL financing (note that this is a big if and carries quite a bit of speculative exchange rate risk), you're looking at a negative 5-10% real interest rate where inflation will reduce your mortgage to basically nothing.

  • I went to Turkey twice on family vacation early 90’d and mid 90’s my family some of our most fond memories are from those trips. Istanbul is a gorgeous city. I imagine it’s changed a lot now but I hope It’s still retained its magic and isn’t completely westernized.

    • @@blockaderunner they’ll find out when they’re gutting it! It appears to have been next to the heating unit which was most likely a leak from it. Easy fix!

  • I especially enjoy the property tours and interior design tips, they really educate on things to look for when buying foreign properties. But I heard that there are many properties in Istanbul that are not earthquake compliant and eventually must be demolished. How do you find out if a Turkish property is earthquake compliant before you buy? Perhaps just getting earthquake insurance is not enough?
