    • @@ninjaninja9954 Well, do your properties involve commercial and do you do business across the nation? Barbara is not some basic housewife who does realtor deals for fun, she actually runs a decent sized empire despite the "I'm out" jokes we like to make about her. Also, you would be surprised at the amount of people who lose money. Not to mention, you can tell who has a GOOD realestate bacgkround based on profit margins and the price of the average listing from their portfolio. For instance it's easy to have 100% profit margin on a 50,000$ home. It's harder getting a 40% profit on a 1-10 million dollar realestate project.

      @MrSirFluffy@MrSirFluffy2 жыл бұрын

    @LetsBeHuman@LetsBeHuman2 жыл бұрын
    • Cuban said in an interview a few years ago that during the first couple of seasons that he was on Shark Tank he jumped in a lot more than he should of (said yes to several deals that he should have said no to). I think the bad ones he disregards immediately and lets them know - but he really wants to listen and think about everything. Also remember that the actual pitch takes around 45 minutes (they edit it down to about 11 minutes) - so sometimes it's not as quick as they make it seem on the show. Keep in mind also that even when the Sharks say yes, it doesn't always happen - Cuban says about 30 to 40 percent of the deals he makes on air don't happen - either because the businesses aren't entirely truthful or the entrepreneurs change their mind.

I think if they're trying to sell these as a full time living option, it needs to have a shower inside and the ceiling needs to be tall enough for a person to stand up straight. High top vans are a lot pricier for this reason, but they could offer a high end line for full timers, and a lower end line for people just wanting to take weekend trips.

  • One concern I'd have as an investor is their reling on used vans, it's not super scalable, and theres a high potential for quality control issues. So assuming to scale up to a major business they'd have to buy new Vans that would make them a ton more expensive and possibly lower their margin to make it more attractive to the market.

    @jeremywp123@jeremywp1232 жыл бұрын
    • This is true, but it also depends on where they're getting their used vans from. If they're getting them from some other bigger company that rotates out their inventory every year that could be a very reliable source of vehicles. Also this business probably isn't going to be doing 100s of vans per year. They'll probably level off in the dozens, which shouldn't cause supply issues. 1-2 mechanics can probably handle that load.

  • This van with the conversion is super expensive. They said it was a used van for $15,000 and the conversion was $29,000. Not to mention how lame that conversion is for that price point. There’s probably only $5,000 in materials, tops. For $44,000, you could buy a used purpose built RV on a van chassis with under 100,000 miles. Anyone in the price point these guys are pitching would just buy the real thing instead of some half assed looking hipster van.

    @Lamtitude@Lamtitude2 жыл бұрын
    • I'm not fancy. I'd just buy a lower mileage older van, hollow out the back, and slowly find cheap ways to construct my own thing. Prob $12,000 for the older van, $3,000 to do my own set up, I am road ready for $16,000 after plates and extras....

      @josephsummers2427@josephsummers24272 жыл бұрын
    • @@josephsummers2427 yeah dude that’s what I’m saying. People looking to live the “van life” usually convert the van themself and have a total investment under $20,000 to make it look and function just as well as the van in this video. $44,000 is ridiculous.

      @Lamtitude@Lamtitude2 жыл бұрын
    • @@josephsummers2427 one way to get a really cheap van is to buy a work van that’s being retired. You could call local HVAC and electrical contractors to see if they have any vans leaving the fleet. My father in law used to do HVAC and the company he worked for retires their 3/4 ton vans at 120,000 miles and sell them for $2500. I’m sure other big companies do the same just to get rid of them.

      @Lamtitude@Lamtitude2 жыл бұрын
    • Nah that's pretty fucking stupid. You really think people who have the time and knowledge to make one, would buy this? But then again, just how many people do you think have the time and knowledge to make one on their own? Fact is, there's a market for it, and it's their job to sell to that market. Plain and simple.

      @estoylaroca@estoylaroca2 жыл бұрын
    • @@estoylaroca dude, there are tons of young hipsters on KZhead that have made vans just as good if not better than this van for A LOT less than they are charging. It’s not that hard to do. All you need is an ounce of mechanical ability and a few tools. As for the time argument, the people in the market for these vans are buying them to live a van life, they’re not working a 9-5. Most of them are building the van to quit their jobs and travel the country. Sure there is a market for stealth camping vans, but only a fucking idiot would spend that much money on a shitty used van with a spiffed up interior.
