    • @@jamildamji it says if a comp is older than 180 days to adjust down but what of the market has trended up in that time? Should I adjust the 10-20% up? Also should I use the older comp that is more apples to apples and adjust % or use a newer sold comp but the sq ft is slightly out side of the +\- 250sqft (in this case 318sqft over)

  • Hey!!! I love this series. Is the 65%/45% Cosmetic/Full Gut estimation a good rough starting point when building an offer consistently assuming there are no foundation/structure issues? I struggle with calculating estimated rehab costs based on images. I appreciate you all! New REI in Central Ohio (Columbus Market)
