Would you give this tenant her deposit back? If not, then how much would you keep and why?

  • Yes, give back the deposit. The minor issues you mentioned are just a natural consequence of use over time, in this case, two years. Landlords cannot expect an apartment which has been occupied for two years, or even one year, when vacated, to be "move-in ready." Normal touch-ups and remediation are always necessary.

  • Even asking the question is indicative of the general bad attitude of landlords regarding deposits. There seems to be an attitude among many landlords that they are automatically entitled to keep a portion, if not all, of the deposit no matter how good the condition in which you leave the property.

    • @@TuNguyenUK you made a video showing that the place was left clean and with, at most, normal wear and tear in terms of damage. Normal wear and tear is not covered by the deposit. Repairs of things like leaks are also the landlord's responsibility unless caused by the tenant's actions. If I were your tenant and you refused to refund the deposit I would take you to small claims court and use this video as evidence against you.
