  • Just make sure your realtor actually gets you to 400k, so you don't have an albatross around your neck! Also be very careful with what attorney you hire. I had a couple of attorneys that had no problem embezzling money from me. Turkey doesn't have the same rule of law as the US or EU does.

  • One more thing: I invested almost 500k and haven't made one penny in profit. The rental amounts in Turkey are not good, and you lose quite a bit on repairs. Turkey is a poor market for rental yields. Also, watch out who your property manager is; they may get you a tenant who's paying below-market rent but paying a person like Keith a broker-fee premium.

    • @@brianpour292 Let me first say that Ladislas is an awesome guy, one of the few honest, good people out there in this area. I need to bite my tongue to a certain extent. But this has been an awful experience, especially considering attorney embezzlement, incompetence, and no rental yield. The only thing for you is how much do you want the Turkish passport? Egypt and Turkey are the only passports you can get and maybe make a profit. Good luck to you.

    • @@brianpour292 I hear you. You're certainly a sophisticated investor since you're watching Ladislas's channel. Turkey is not the same as the US/EU. You will face much greater risks because you're a foreigner. This is why the US is still the main flight to safety for most of the world's wealthy. I originally got involved in Turkey when it was 250k for CBI. I've invested over 475k and didn't reach the 400k CBI number because of the gross incompetence of my real estate agent. I now have an albatross that I'm trying to fix. This is why I definitely feel for your business dealing concern. It is not talked about much but the Turkish real estate market is in bad shape right now. Nothing is selling; it's definitely a buyer's market. You could get a good deal if you hold for the CBI period. But Turkey has lots of systemic problems, and there isn't the same rule of law. If you want to diversify into international real estate, talk to Ladislas and pick his brain about the best markets to invest in. Turkish CBI is a good geopolitical hedge. If you want that hedge and have the 400k available (and don't care much about yield), it could be worth it if you're willing to endure some pain.

    • You are right!Keith is bullshitting about getting rent $1400 for that flat in Sisli. I can get much better property in Sariyer on the bosphorus cheaper than in a shity Sisli area.

  • Ladislas, in your property assessments could you also shed light on the issue of infrastructure and environmental issues, such as electrical lines, water supply, plumbing in older buildings in these countries, noise, local safety concerns, etc .? Also the fact of locations with alot of steps, hills, stony roads, broken sidewalks, etc. wouldn't be positive draws for older people.

Just one thing - i believe the government restricted the areas which still qualify for citizenship by investment, Istanbul being completely excluded now (due to the pressure on the property prices with the inflow of foreign cash squeezing locals out of the market). I would love to hear your comment.

    • These restrictions are only for the residency by investment and leasing programs. Citizenship by investment applicants can still buy wherever they want in Turkey.

  • Young Turkish people will not buy an apartment without a parking lot. Don't forget this if you plan to sell it in the future. Another point: if you intend to use this place as a vacation pad, forget about it. It's far from all the interesting places, public transportation is poor, there is no ride-hailing services in Turkey, and taxi services are appalling in Istanbul. All in all, these places don't look like an attractive investment. I would never invest in it.

  • Ladislas, I take seriously everything you discuss in your eminently produced videos. But I just can't get my head around Turkey being "the place" as compared for example, to Uruguay or Paraguay, given Turkey being in the nexus of constant earthquakes, potential war with Greece, caught between NATO and Russia, Kurdish rebellion and potential war involving Israel.
