    • In my opinion, venturing into a good investment, is not just a strategy for generating passive income but a profitable saving method for future expenses. Those who fail to make the right decisions early in life end up regretting. Nevertheless, investing can be difficult and risky doing it solely.     • I see bitcoin as ultimately becoming reserve currency for banks, playing much the same role that Gold did in the early years of banking. Banks could issue digital cash with greater anonymity, lighter weight and more efficient transactions.

  • I had a trucking company at one time. Used same formula. Only instead of $100 per month NOI, it was more like $2000 per month. Each truck grossed $150,000 driver home every other day. After expenses, NOI was $24,000. We had 3 trucks! I was the office manager, the EX ran the other part(drivers/ loads) Fun seeing yr money grow fast

  • Well let's get the words straight: Loan and debt are connected to money. And both are liabilities that have to be paid. The difference between 'loan' and 'debt' is that money borrowed from a lender and/or bank is called loan, and money borrowed through debentures and bonds is called debt. In practicality, or at least what most people do, is to get a loan to start a business or purchase property, say an apartment building in order to have it paid by tenants and make a profit. Debt is perhaps not the correct term-- 'Loan' would be better in the conventional method.

  • I must of played my cashflow board nearly 100 times, As a result met local real estate investors with sufficient knowledge to gain some mentors. Like Robert I’m in the military and I know there’s a better way, after this game and his books I honestly believe once I get rolling I can see myself retiring early. Thankyou

  • I wouldn't call it "debt". I would call it "leverage". I've always found the whole good debt concept very confusing, although I get the point. It all became clear when I understood the concept of leverage investing.

    • This is all debt! It has to be paid back! You can use debt to build but it is still debt and has much risk with it! Calling it debt will help people recognize risk! Non paying tenants major repairs etc...

    • R.C. I am weary of doing this, but I own a home and we talked about purchasing a another small home or condo to then rent out as an air BB or long term rental. I don’t understand when they say things like using other peoples money to buy things. If I take out a loan, I have to pay it back and that scares me. I guess as long as you calculate it that whoever rents from you is helping you pay it off then it’s positive. Any thoughts on 2-3 day rentals versus long term? Did you end up doing anything? Thanks

  • These getting rich through debt is profitable only if the interest rate is very low and the rental income earned is more than the emi going out to pay the debt. Remember large number of peoples also ruin themselves through debt.

  • Is the NOI supposed to be enough to cover the secondary cash-out refinancing loan? CPA/accountant, lawyer, consultant, ghost expenses, etc is an expense before NOI? I’m slowly starting to understand.. I think: buy low, fix up and rent out.. bank sees this new cash flow and offers a bigger/better loan. The best part is this excess money is tax free. Most of this money has to then be reinvested into another fixer-upper, but some can line ur pockets. You also acquire an asset. But it seems like you can’t get off this train. What are the long term implications? It never matters how much debt you go into bc it’s not real anyway? Asset is the goal.. but you would lose the asset in a bankruptcy if you ever default on the loan? Or eventually the loan is paid back, there’s no longer a debt to manage so you’re stuck paying taxes? If you sell an asset you have to pay tax.. so the asset is really only leverage for the next loan.. and the focus is on using most of that surplus to perpetuate the investment into another real estate deal and the idea is to live off of the difference that lines the pockets? And avoiding tax is awesome, but it seems we’re still paying to play when it comes to the interest on the bank loan. Seems great, but I get the impression it takes a long time to slowly work up to $30m apartment complexes before you can line the pockets with anything significant enough to start living comfortably? Is the stress of a B & I with 30m over ur head to have $1m worth it? Is it really spending more time with family or pressure to keep the house of cards from falling? Thanks

  • I have a question........ if i bought a property, say a condo, with credit (debt from the bank), that means i would have to pay monthly fees to the bank, in order to pay off the debt..... So when i start renting the condo to a tenant, at the same time i am also losing money to the bank......Is there a way to gain profit from the rental money while having to pay the bank due to credit debt? Does that mean i have to extend the payment period as long as possible (say 25 years), so that the monthly fees to the bank become as low as possible? What i'm worried is, if i extend the payment period to the bank up to 25 years, the interest rates will go higher & higher which means the debt i have to pay to the bank each month becomes bigger, & as a result i end up with less money every month (assuming the tenant is still renting).

  • Ironically, its debt that got the economy in the mess its in. $26 trillion dollars in DEBT. The country can't pay it back, and neither can many of the retailers and rental property owners, hence the rise in defaults and foreclosures...

    • @@JWFitness1 You are naive^^ Country's debt does not work the same as personal debt especially big country like the US. they can easily print out more money to compensate the debt since US dollar is world currency and also who is gonna collect the debt from the US? Who even dares to do so without getting bombed and destroyed by the US? Anyone trying to overthrow the US dollar has ended up in hell and now China is trying hard. I hope they can make it and give a big slap to the US and tell them that they do not represent the whole world and people do not always need to follow what they say is right
