Which Chateau in the $600k Range Would You Buy?

Here are three chateaux that could be considered cheap for sale that are in the approximately 600 thousand dollar range, US.

  • These are all very good choices for the price and the locations are top notch - very ideal what people are looking for - at least for me. I have a soft spot for Renaissance chateaux, there are not many available but they have great character and volumes of rooms. The un renovated pictures you showed for the last chateau was definitely the older part of the chateau. You can tell by the stone work, fireplaces and proportions of the rooms - very renaissance .

  • I can say that those three properties are very beautiful. As I live very nearby from Saint-Justin, I checked the details of the real estate description. From what I understand, the price of 580.000 EUr is only for the castle and one hectare of land. It is mentioned at the end of their description another price: 1.200.000 FAI which is, if I am not mistaken the price of the whole Lot, meaning the castle with the 144ha, the forest, the lake, the cultivable lands, etc... So, you can buy this property with, or without the land. The weather here in the Landes region, is cloudy, rainy and humid in winter, (I would say 70% of the time), but very sunny and very beautifuf in summer and autumn. Also, the villages around Saint-Justin, like Labastide-d'Armagnac, are very lively in summer, but completely sleepy (almost dead) in winter. Apart from that, all the three regions, Dordogne, Landes and Gers, are absolutely beautiful. A very good selection.

  • One thing to remember when buying anything near the Mediterranean or the Pacific is wood worms, not termites, but the worm that destroyed ships for centuries....you need to know that there has been a check, for the little creeps before the final purchase, it should be in the experts final sale review, but, if not and there is a problem with support beams or anything structurally you can sue and fairly easily win against the former owners and the person that performed the tests on the building. That is why you'll see so many chateaux owners treating their new purchases with Xylophene. There is also dry rot, which is a fungus, that proliferates on the wood and you will see HUGE mushroom looking growths on them in some places, then there is just rot from wet, and plasterboard ceilings under the roof hides so much of that garbage that can make your life a misery novel nobody wants to read.

    • Oh my goodness! I have seen in other videos what damage they can do! It's crazy. Actually, one house that I went through last week had what looks like, by my untrained eye, wood worm damage on two floors. Floors. I don't know if it was active or old. But the floors were saggy and they were holes everywhere! That's the one with all the mold... I left that part out of the video because I was afraid the sellers would be upset that I was showing it.... But it was evident there was a problem. Yikes!

  • There are still chateaux out there for less, in some cases even under 300,000, but they need a lot of work. So you are paying for it in terms of structural repairs, Like a new roof. Or they come with stipulations like the current habitent stays for some period of time after you purchase. Things like that. I just thought I'd make this comment in case someone out there is willing and able to take on that kind of project. Thank you for sharing your adventure with us, I love it!     • Oooof, when they need a new roof - yes, that's scary! Gah, so expensive. The big projects scare me as well... Definitely out of my comfort zone. But I have so much respect - and enjoy watching - the people who can do it! 😊

    • Those "cheap" châteaux are also located in remote, rural locations, were there is no real demand, at least from domestic buyers. Many are not really châteaux but 19th century wannebees, a bit pretentious with their added turrets.

  • On the 3rd chateau, I think the first lot of interior photos, are the inside of the adjoining house.

  • With inheritance taxes of 50-75%, depending on how many children you have, why would anyone want to buy property in France? France is one of my favorite countries. I love to visit, but aside from the maintenance costs associated with such old antiquated structures which likely have many structural problems, I can't imagine buying a chateau in France. The cost to heat such a place in the winter would be obscene, not to mention these chateaux are out in the middle of no where.

    • The taxes are not that high for direct descendants and donations can be made during your lifetime ( my sister and I "own" my parents properties, which they use and we can't expel them if we wanted. And it is against the law to desinherit direct descendants (unlike in the "anglosphere" I think).

    • In case you didn’t bother to pay attention (which you obviously didn’t) the woman clearly stated that the cost had been translated into dollars. This clip is very obviously meant for an American audience, and the narrator was kind enough (smart enough) to give the prices in the currency of the viewer. Save the snarky comments, because you aren’t as clever as you think you are 💩
