New Build Empty House Tour - The Hanbury (Persimmon Homes, Barton)
This video is a quick walkthrough/house tour of The Hanbury. It's a three bedroom, semi-detached house that I bought from Persimmon Homes. Yes they have a bad rep, but if you look at all of them on Trust Pilot, you'll see that all of the house builders have a lot of very recent, negative comments and lots of the positive comments on other house builders aren't 'genuine' comments (e.g. Saying that a sales rep was lovely, does not say anything about the quality of the homes they build!!). The house seems solid enough and I don't have too much on my snagging list. I'll always be honest though, so if I end up having an issue, you'll be the first to know about it! 😅So far so good and in all honesty, I love the vibe of the house and the wider area seems AMAZING! I'll explain everything about how and why I ended up buying this in another video. Editing is taking a million years at the mo, so I'll post the other vid as soon as it's ready! Take care Xx

Haha! I’ll try and do it justice! The garden depends on the plot though, the person next to me has the same house and their garden is SO MUCH bigger!! 😩

Hi, I was just wondering where did you put your fridge, washing machine and dryer (since we’re not getting a dishwasher) in the kitchen? Myself and my partner are going to move into a Hanbury in a few weeks x
Hey! The washing machine dishwasher and fridge freezer are all integrated. The washing machine is in the cupboard next to the French doors, the fridge is, next to the front room door and I do have a dishwasher that is the opposite side of the fridge. My condenser dryer is upstairs in the hallway cupboard. I guess you could put the dryer where I have my dishwasher, or what I would have loved to have done is stack the washing machine and dryer both in there hallway cupboard. The washing machine connection could go through the bathroom behind. That way, there’d be more cupboard space in the kitchen! Hope that’s helpful. Hi 3 toilets seems excessive for the size of the house - think I would turn the downstairs one into coat/ outdoor clothes and shoe storage - as the bedrooms don't provide much floorspace for wardrobes
Hi yes it does seem that way and the bedrooms are small, but for accessibility according to building regulations, houses after a certain date have to have a downstairs toilet (can’t remember the date but it’s been like this for a while). Removing the toilet to make it something else would mean the house wouldn’t conform to building regulations and would devalue the house massively. Some people have changed theirs to something else but honestly I wouldn’t recommend that at all and if someone does change it, it should be done in a way to maintain plumbing to put the toilet back in the future. The three storage cupboards are handy!

No problem! It was midlands (that’s obviously quite broad, but for safeguarding purposes I won’t mention the site, sorry! There aren’t any hanburys here anymore anyway!) It was marketed for just under £250K. I have seen one at £280K but it seemed to be slightly different with the toilet in the middle and the stairs pulled forward. I think it means that the third bedroom is longer and so more workable as a bedroom, also gives more space in the second bedroom, so it’s a better house. Not sure if that’s what you’ve seen!

I can’t find them! But if you google ‘under stairs office’ or ‘office book’, you’ll see a lot of inspo for it! It’s definitely tight, but doable!

Ah £10k is a bit steep but yes you should have a decent amount of money available for sure. They withhold a deposit when you register to cover their fees and a portion of the deposit. I think they took £5k from me, but gave it back when I didn’t buy anything.
Also some companies charge more than others.

@@natalierichards7879 no, unfortunately I didn’t go through that process, so I don’t have a First hand perspective! I reserved late and the person who originally reserved my house picked everything. I didn’t go for their flooring either. I’m not recording new vids atm, but I’ll think about doing one on finishing touches I’d recommend/pros cons of choices. No promises though! 😏

@@natalierichards7879 it is too small for a proper bedroom technically. Not sure if you’ve seen my video on room sizes? It’s only real fit for an office or baby room (for a child under one). There are lots of people who do use it as a single bedroom though. I think a toddler bed or custom bed might work in the space. If you search Instagram for something like “persimmon Hanbury bedroom three/third bedroom” you’ll be able to see a few examples of how it can be done as a bedroom.

Did you find Persimmon did a good build and sorted any problems promptly?
Yes, even now over a year later they are prompt at responding to snags which have mostly been trivial for me. I am on a site that is supposed to be one of the best though. Different areas have different regional teams dealing with them and different site managers are on each site. If there’s a development you’re looking at buying on try to speak to people who live there to find out how they like their house/what their aftercare has been like.

No, I’m not a fan of the HTB scheme and I wouldn’t be eligible anyway for a number of reasons! Just a normal purchase

Ultimately it’s down to personal choice and what works for you! Just make sure you’re clear on how it works! So the capital amount of the loan never decreases, it’s just interest after the 5 years, so you have to make an actual plan to pay it off. @@reivaZ I don’t really know the difference, sorry! I didn’t get flooring with them and all of my other upgrades were free because the previous person had cancelled their reservation late. I think some people pay persimmon between £4-10K for flooring depending on the size of the house and the quality. I think they have different grades. Some people can spend £20K on upgrades from the sounds of things. If you haven’t reserved already, ask someone for a £500 off finishing touches voucher and definitely try to barter with getting things thrown in for free! If you google ‘persimmon finishing touches brochure’ some prices are in there

Housing targets to hit, so they have to cram as much as possible onto the land. This house is bigger than it looks, once you’re in it, the space feels fine. But you’re 100% right though and I’m going to do a whole video on standards and what to look for to make sure a house is the right size. ☺️
