  • I suggest putting the fire place on the dining/closet wall between the dining area and living room area, so that you can sliding glass doors on the back wall so you can see out over the ridge, just like you are talking about putting sliding doors in your bedroom. You are going to want that view from the dining , living, and kitchen areas.

  • Love the area on the Ridge and your barndominium plans. If it were me, I would flip the guest bedroom and the kitchen. This would open up your living area and give you access to the back porch directly from your kitchen. Especially if you replace the kitchen window for a nice french door. It would also give your guests privacy from the living area. The other thing I would do is use pocket doors on the closet and bathroom in the master and the guest closet. It eliminates the space needed for the door swing giving you more useable space.

  • I absolutely love floor plans!! I’m going to be cheeky here and suggest some options, if you don’t mind. I would suggest double glass sliding doors to the large front patio, given the beautiful views. Definitely wood fire in the corner of lounge. Pocket door to the walk-in closet, maximises floor space. Ensuite definitely must have twin vanities and twin mirrored wall cabinets. Under each vanity 3 drawers all deep soft close. The laundry could also work as a mud room so an exterior door would be wise. Using pocket doors for ensuite also maximises floor space. It’s going to be a beautiful build and I’m so excited for both of you. Nothing like starting at grass roots level together ❤❤ I live in a small country town and also have 2 large gas bottles for cooking and rain water tanks for all water. We have a lot of rain to capture. Only mains electricity combined with solar panels feeding back to the grid. Very economical living and needless to say clean fresh air! I love it. Love and hugs to you both.

  • Along with all other suggestions- I suggest you move the door opening to the bathroom to the guest bedroom, only so it won’t open into the dining room, walk in guest room, put on left. Just a thing with me personally that I don’t want the bathroom smells where you eat

  • If you want to save space with the bathroom and closet doors, you might consider either pocket doors or in keeping with the barn theme sliding barn doors that ride on rails above the door.

  • Plan looks pretty good, I've really begun to love the idea of a barndominium. I would move the utility/laundry to the guest side of the house to create a bigger master suite. It would give way to have a double sink in the ensuite and a larger walk in closet and possibly a double shower. Shrink the guest room by a couple of feet and have the washer and dryer and freezer off the kitchen, easier access to the freezer from the kitchen. I would also get rid of the single door and single window at the back by the living room and put a double door with glass on both sides to make that room feel like you are basically outside. You could do the same at the front door as well just to brighten it up. Just some thoughts

  • Hey Tim plans look great; I only have a couple of suggestions based on my experience in building for over 40 plus years. #1 I would consider finding a way to shift the master bath wall back towards the laundry room so you have room for a double vanity with two sinks, you know one for you and one for Jen. #2 I would dig down and have a half sunken crawl space with six-foot side walls and at least a gravel pad. For one thing it will give you extra storage space for things you only bring out a couple of time a year like holiday stuff and it also makes it so when you are under the house you can stand up to access all your plumbing and electrical. Its minimal cost of square footage when you are already doing the same work but just making the wall a little taller.

  • Just an idea: You may want to flip the masterbath. Then, all the plumbing will be on the interior wall. If anything needs to be fixed, you can do it from the closet side. No ripping up the shower wall. Also, what about the sink on the island? Plumbing through the floor, not the exterior wall? Nice farm style range hood on the exterior wall over the gas range.

  • Suggest you make more work space in kitchen. Need room to work. Think about how you prepare dinner, you will lose one of the little spaces for the coffee pot/toaster. What about the airfryer? Where are you going to cut vegetables/mix and make something as simple as brownies///where can you work? Also maybe sliding door for closets to save room.

  • Tim I would have double windows in bed rms. looking out back. No slider in Master bed rm. You need at least one linen closet to store towels, sheets and blankets. I would take some square ft. off bed rm. 2 to have main bath rm. and closet in bed rm. 2 bigger. I am so excited for you and looking forward to seeing your dream home.

  • Looking good Tim. The only thing I would point out is to keep in mind symmetry of the posts in the great room. In barns, the posts are across from each other.

  • What a beautiful site for your home! Are you sure that master bathroom is going to be enough? I know you have been living small in the crib but for two people you may want to add another sink and just a bit more cabinets. Is there a sink in the laundry room?

  • Not sure what your plans are for gardening and canning etc. But if your not planning to build a root cellar I definitely think your pantry needs to be much bigger. And yout gonna want a mudroom so you can strip down and not track dirt and muck through the living space. If you have a larger pantry and put the deep freezer in there next to the kitchen you could put an external door on the laundry room and use it as your mud room and add a utility sink in there also. The quest room can definitely be smaller. I will think on it.

  • Nice plans but you need double sinks or back to back vanity in master also private toilet. Also no one wants to use bathroom right off dining room,should be 1\2 bath by utility room,lited mirror in master,wide window sills,screened porch and 4 season room pop up phone charger,walk in pantry counter sunk sinks,pull out drawer microwave,black faucets,hinges fans,just some ideas

  • Great walk around. Question: That other property you briefly talked about, is that your ex’s house? Just curious because it’s kind of close to where your barndo will be. I mean if you’re ok with that, then cool. None of my business. It sounds like Jen is going to be living there??? Is that what I’m hearing? That’s super cool if so.     • The island I have now has the sink. I've have hit the handle from the other side and flooded the counter top. When I had stove island took away work space. Had a small grsndson whose ball came flying into my frying pan as I was using it. What a mess.
