Welcome to 131 King Edward Avenue, a stunning newly built custom home situated within the high demand Woodbine Heights neighbourhood of East York.
The exceptional modern design is complemented with warm white oak wood finishes inside and out - and the flow of natural light from east- and west-facing exposures into the home is maximized with huge main and upper level windows, as well glass railings with the concrete front porch and the backyard wood deck.
Through the 8’ x 3’ front entry door is a slate-tiled foyer, inviting you into an open concept and tastefully decorated main level showcasing 9’ ceilings, wide plank engineered Canadian white oak flooring, and LED lighting throughout. The living and dining rooms are elegantly combined entertaining spaces, and in the dining area are three display niches finished with solid white oak wood shelves and accent lighting.
The 21’ linear kitchen showcases contemporary cabinetry with a high gloss finish, its under mount lighting accentuating the quartz back splash and the countertops. Its sleek design is complemented with high end stainless steel appliances - including an oven with 6-burner gas cooktop and a pot filler faucet - while the display shelves and the pantry have a white oak laminate finish to harmonize with the flooring.
The family room is pre-wired for a wall-mounted television, and its floating media cabinet has both high-gloss and white oak laminate finishes. The walk-out from here opens onto a partially covered wood deck, which overlooks a newly fenced backyard shaded by a mature tree, while a slate walkway leads to a metal shed with its own electrical supply.
Maintaining the openness felt throughout the main level is a glass wall along the upper staircase, which is finished with solid white oak treads and handrail.
This level also showcases engineered white oak flooring and LED lighting throughout - and tucked behind a live edge sliding door, is the laundry area with a stacked washer and dryer.
The second bedroom has a study niche - while the double closet in this and in the third bedroom, are complete with organizers and have white oak laminate finishes on their sliding doors. In addition, both of these closets - as well as the main level’s foyer closet, have motion-activated interior lighting.
Both washrooms on this level have pocket door entries, porcelain-tiled finishes, rain and hand-held shower heads, as well as floating vanities - with the common use washroom also featuring a built-in linen and toiletry cabinet - while the master ensuite showcases a heated floor, solid wood display shelves, a quartz shower seat, as well as accent lighting under its vanity.
An oversized glass door walk-out, and a wood balcony with glass railing provide the master bedroom with unobstructed backyard views - and this beautiful personal retreat is complete with a wall-to-wall closet with custom organizers, as well as a built-in make-up vanity with solid wood shelves and counter.
A pendant-style halogen chandelier illuminates the staircase, while the hallway is additionally brightened by a skylight equipped with remote controlled solar powered integrated sun blind. The home showcases custom millwork throughout, and also has a central vacuum system; central air conditioning and a high efficiency furnace with Ecobee thermostat; R24 insulation for the exterior walls; as well as a fully insulated main level ceiling for sound reduction.
The main level powder room is finished with a slate-tiled floor, as well as solid pine display shelves and a teardrop-shaped floating counter with vessel basin - and directly across is the staircase to the lower level finished with treads and a handrail of solid white oak.
The lower level also features German engineered laminate white oak flooring and LED lighting throughout; a separate backyard entrance and its own covered concrete patio area; and is ideal as an in-law suite. This level showcases in-floor radiant heating throughout; a spacious living room; an eat-in kitchen; a 3-pc washroom; a roughed-in laundry area with a sliding barn door closure; as well as a spacious bedroom.
Other superb features include CCTV 4-camera surveillance, DoorBird video doorbell, motion and glass break sensors, ceiling speakers in the kitchen, as well as wi-fi extenders on the main and upper levels, while all the tech is centrally located at a command centre on the main level - and all exterior concrete work front and back is heated.
Both Gledhill Junior and D. A. Morrison Senior Public Schools are within walking distance, as is Stan Wadlow Park; an arena; the Woodbine subway station; as well as the shops, restaurants, and entertainment in nearby Danforth Village - while Michael Garron Hospital and access to the Don Valley Parkway are short drives away.

I really like the small backyard and the idea of having a basement. I will definitely put a small gym area and a small laundry room in that basement since the space is ample. • @@jmchez Get a gun, solves that problem. You & you alone are responsible for your safety or your families safety. The right to defend yourself is a human right. No government should tell you otherwise. You come to my house looking for trouble, you better come prepared. Cause I shoot first and I never ask question. All thieves, rapists & murderers forfeit their lives once you are where you're NOT suppose to be. The lazy corrupt ass cops aren't here to protect you, there job is to ENFORCE polic(e) 'policy'. In other words, they are clean up crew. Good luck & may these words encourage you to not be a pussy and protect yourself at all cost. I know pussyizm runs deep in the city of Toronto.

    • If you build a 1.2 million dollar house like that in an upscale neighborhood you will pay double that rediculous asking price. Safety cost.
