so excited to finally show you around my apartment here in Gyeonggido!🌿💞
This apartment is brand new and has 4 bedrooms and 2 bathrooms 😍 However, we only pay about $550 USD per month because it's not a rental apt (Wolse), it's a Jeonse Apt! Jeonse is a type of large bank loan for housing that is very unique to Korea. We pay $550 to the bank each month instead of paying the apartment owner. It's a win-win situation because the apartment owner re-invests the money from our deposit (from the bank loan) to make a profit. A win for us because we pay WAY less per month than if we were renting this apt. Also, we'll get all of the money back that we are paying on the loan when we move out wtf 🤯 I know it sounds too good to be true lol but this video below explains how Jeonse works:

The deposit (percentage of the apt's jeonse price) you have to put down to get the loan depends on many different factors including: which bank you go to, your income, age and marital status, etc. So in order to not make things too long/complicated, I didn't go into depth in the video. But for anyone curious, we personally had to put down 10% of the apt's jeonse price (2.8억) as a deposit that we will get back in full when we move. 10% of the apt's jeonse price was approx $24,600 USD so that is how much of a deposit we put down and the bank covered the rest. The key money deposit for our last apt in Seoul was about $20,000 USD so we just transferred that over and had to come up with about $5k more from our savings to cover the %10. We pay approx $550 to the bank each month towards the loan 👍

  • $500 a month is super cheap!! Here in NYC, I can get a room for $900 with two other roommates. We all pay $2700 a month and we don't even have a washing machine and our kitchen is so tiny.

    • Don't let the rent fool you - usually the deposit is enormous: $15.000 is considered to be on the cheaper end. Of couse, you get it back when you move but you still have to come up with it first.

    • @@arianalovetere3697 It depends on the locations. Gyeonggi-do is much huger than Seoul. If you daughter lives in southern part of GG-D, she will take 1-2hours to get SNU. But if northern part, probably approx. 2hours or more?

    • maybe you're just living in the wrong area? My apartment is pretty much similar to this except color scheme. I have an interactive touch screen that controls heating, lights, air, ect. I have 1015 sq feet and I'm paying around 725 per month. Pretty good seeing as I'm only 10min from my university.

  • This particular apartment's jeonse for this type is currently almost 450k USD. She got it for cheap because it's 1) lower floor 2) she was the first tenant and the house owner probably didn't have enough cash so they needed to get a tenant to move in to pay for the house payment. Because there are lots of house owners in need of tenants in newly finished apartment buildings, there are good bargains available. Really lucky find. The current asking selling price for this apartment is around 800k USD.

    • It is Jeonsae. The system where you deposit a huge sum. It is almost like partially buying the house. She said she spent almost $280,000 (USD) so that her monthly rent is $550. The whole thing is probably $400,000 to $500,000

  • Thanks for explaining the realistic side of Korea and housing loans in your description...I would have mentioned that more in your actual video though. People need to see the reality of housing here. It is CRAZY expansive most of the time. My husband and I have been saving for years (also while doing Jeonse) to actually buy an apartment here. Housing is NOT cheap.

One night I ended up calling the police from the main apartment.😂 We pay the rent on the different system here and ours is a few thousand dollars a month with the biggest deposit I’ve ever paid in any of the countries I’ve lived in.   • @DearSeoul just found out your amazing vid & i must say i was in awe in every sense of the word! i cldn't believe you only pay $550 US & with 4 bdrms & 2 bthrms? this is just too good to be true! woah i've been to SK a few yrs ago & fell in love with that country & hv always wished i cld live there honestly! i'm just very impressed & am sorry to say but i suppose even in America i don't think i can find a place such as yours! look at those bathrooms with hi-tech stuff, you even have an option to see who's at the door, weather conditions, how many electricity or water usages etc! woah i think you're super lucky & btw how far is Geonggido to Seoul? thanks for sharing! :) loved your place so much!

  • Woaw I'm genuinely shook the space and storage the gadgets I live in Canada so even for canadian apts standards this is super cool and fancy and of course I saw alot of korean room/apt tours so I'm really happy for you it's a great achievement in life when we get to live in an apt or a house with space and storage and things like these that makes you feel comfortable and living a happy life.

    • Most of them do come with a bathtub unless it’s small room with a tiny shower situation :) ones with more than one bath does come with a bath and an oven.

    • Honestly though 😭 I do think most of the technology is ✨extra af✨ and not always necessary like the bidet temperature, but most newly built apartments here in the Netherlands don’t even have the “turn off all lamps/gas” button which in my opinion is incredibly useful and safe!

  • I can't imagine anything this affordable in England. I've only ever lived in London and I'm managing to save up as I continue living at home, but I'm now considering taking my savings abroad because this flat is easily affordable for me 🤧 The main downside is that I want to fully own a property one day, and I know that's essentially impossible in Korea 😂
